The chalet was constructed in 1992 and has been well looked after and maintained.

The property is currently 156m2, with possibilities to sleep 8 to 10 and also with a potential of 44m2 to expand and is laid out over three floors plus a mezzanine as follows;

Aspect
Chalet and garden face south west creating a very sunny, warm spot. The views are absolutely stunning and the property looks over the village and slopes out to the valley des Encombres and the mountains beyond.

Location
Located about 3 or 4 minutes walk in ski boots from the ski lift in the centre of St Martin de Belleville, and about 2 mins walk in normal shoes to your nearest restaurants; la Montagnard – a very good quality and popular restaurant and l’Etna – an Italian pizza restaurant which provides good food at sensible prices. Nearest ski shop is also about 3 mins in normal shoes. The chalet is located in a quiet residential part of the village and yet being so near to everything is a big bonus.

At the bottom of the Belleville valley 20 mins away is Moutiers where the TGV / eurostar stops and the supermarkets and services are based. Of course there are also smaller supermarkets in the resorts. From Moutiers you can catch a train to Chambery, Annecy, Lyon or Grenoble which all offer excellent shopping, great restaurants and also fascinating histories. There are big concerts to go to in the evenings as well.

Business
The chalet is probably most suited to family use and has never been rented out, however there is a demand for family ski chalets so there is rental potential for this property as well.

Summer
From St Martin de Belleville there are a multitude of walks and cycle routes. In the summer make use of the lifts and head up high to explore new areas. It is interesting to see the slopes in the summer and to note how steep they are! St Martin is active during July and August when the French holidays are in full swing then returns to a sleepy village awaiting the ski season. For children there is loads to do from archery to tree and rock climbing, pony trekking and, well, all things connected with mountains. At les Menuires up the road there is a decent swimming pool and there are also lots of activities on offer there as well. From wine tasting to parapenting. The mountain restaurants are open and there is nothing better than a good morning of walking followed by a long lazy lunch.

A great day out is to visit the lakes at Annecy – lac d’Annecy or Aix-les Bains – Lac du Bourget. These lakes are enormous and there is sailing, swimming, canoeing as well as cycle and walking paths and of course some great lakeside restaurants – try Fera, the local lake fish.

Winter
St Martin de Belleville is located at 1400m, the same height as Meribel, and links directly into the Three Valleys ski area which offers 600km of piste and probably the same again off-piste. It has runs for every level of skier and boarder and with its well organised, state of the art lift system caters for an enormous number of people without ever feeling over crowded. It would be hard to ski the whole area in a week’s holiday and many people opt for local passes rather than the full Three Valleys pass. There are of course other things to do than ski or snowboard such as husky sledging, racquet walking, ski de fond and the tourist office also offers music weeks and plenty of other activities to keep non-skiers interested too. The other ski areas in the Three Valleys are Courchevel, Meribel and, in the same valley as St Martin de Belleville, Les Menuires and Val Thorens. Val Thorens is the highest ski resort in Europe and as such is normally open from mid-November to Mid-May.

Travel
The following airports are all around 2hrs drive away; Geneva, Grenoble, Lyon. Chambery airport is approx 1h20. Coach and train services as well as transfer services are available from all the airports. The nearest TGV / Eurostar stop is at Moutiers 20mins away. The trains also stop at Albertville, Chambery, Lyon, Annecy and Greoble. The motorways run to the N90 a duel carriageway that runs to Moutiers.

Summary
This is an attractive, well-maintained ski chalet for sale in one of the most popular village ski resorts in the Three Valleys. This property provides a great family base for both summer and winter holidays.
