If you are looking for rural idyll, in a quiet location yet not isolated and near to village life - then look no further. This has been the happy holiday home, then permanent home for the current owners for many a year, and they have gradually and carefully restored the farmhouse and attached barn into characterful accommodation with a warm welcome.

Currently able to sleep 12, this 3/4 bedroomed property is popular with the family and yet also works well as a spacious home for 2, with flexible living a key.

This detached home welcomes us from the terrace into the double height summer sitting room or dining hall, (87m²) with galleried landing above, large woodburning stove, and large French doors to the rear garden. There is a downstairs bedroom, (18m²) which could work equally as well as a home office, having French doors to the front terrace. The large kitchen/diner, (45m²), can double as a winter sitting room and has a large character open fire has French doors to the gravelled front terrace, completely private with laurel hedge surrounding. Continuing through downstairs, a hallway leads to the bathroom with WC, basin, bath with shower over.

Upstairs are a mezzanine bedroom, floor space 23m², a further bedroom of floorspace 24,75m² with further room off (floorspace 24,3m²) - ideal as occasional bedroom, dressing room or could be easily converted to en-suite facilities. This room has a French door leading to a ladder style staircase, giving quick access to the downstairs bathroom if required.

Full of character, this property has a lot of charm for you to fall in love with.

Outside - the front garden/terrace is gravelled for easy maintenance - the perfect breakfast area. One can walk all around the property and to the rear is a large level garden, with mature fruit trees, boules court and rear paved terrace. There is an additional small stone garden store - somewhere to keep the mower or firewood.

St Laurent de Ceris is a wonderful village and rarely in these times of supermarkets and the convenience of the town, retains all the small shops you need for daily living. The larger town of Confolens is around 10km away and the up and coming village of St Claud (soon to be bypassed creating a quiet characterful village) is a mere 7km away. Nearest airports - Limoges is 50 minutes drive, Poitiers around an hours drive.

Location in France

The Charente department is home to over 340,000 inhabitants and is located in the south-east of Poitou-Charentes. The countryside offers a unique and varied environment for walkers and mountain bikers from rolling hills in the east to a flatter landscape in the west. The northern area is wild with deep forests and peaks reaching to over 1000ft. The Charente has long relied on agriculture to fuel its economy. In the 18th Century, however, the department started mass producing its infamous Cognac drink, which proved extremely popular with people from all over the world.
The department is very well situated for expatriates looking to purchase French property here, with great roads down to the Charente and the Channel ports just a short days drive away. The department has access to Poitiers, La Rochelle, Bordeaux, Bergerac and Limoges airports, all within 2 hours. Furthermore, in the centre of the department you will be able to fly from either Gatwick or Stanstead direct to the Angouleme Champniers-Brie airport .
Angouleme is a small yet cosmopolitan city, with a fairly dynamic feel about the place when compared to the neighbouring Dordogne or Haute Vienne. It hosts a lot of events such its vintage car racing (the Circuit des Remparts) which takes place in September , the cartoon festival in January and a great music scene which just seems to get better every year . Both Cognac and Confolens have annual festivals which attract tourists to the area.
The Charente has an immensely varied countryside bordering 5 departments, famous for both its Cognac vineyards in the west, and its Limousin beef production in the east, which in terms of scenery are worlds apart. The valley of the Charente River meanders down from Ruffec in the north through Angouleme onto Jarnac and Cognac. Confolens in the East of the department is situated on the banks of the majestic River Vienne, this area being known as the Charente Limousine, and is extremely popular with expatriates because it looks and feels like the UK. The south of the county which borders the Charente Maritime has a much better climate but less undulating scenery.
