This charming 3-bedroom house has been recently restored, and retains many original features. It has a large garden and a separate detached house in need of total restoration which could become a gîte.

The original oak double front doors open into the quarry-tiled entrance hall. Adjacent is a large farmhouse kitchen (approx. 5.4m x 4.3m) with a beamed ceiling, built-in wall cupboard, double butler-style sink, wooden worktop with fitted cupboards underneath. There is a window onto the garden and a very old door to the side of the house.

The bathroom is a good size and has a large tiled walk-in shower, separate bath, WC and sink.

Adjacent to the main house there is a small house which is in need of total restoration, but could eventually become a small gîte, and has approximately 90m2 of potential habitable space. There are three rooms downstairs, two of which have small stone sinks. Upstairs, there is one large room, with a small doorway which opens into what could become an eaves storage area.

The house sits in nearly 0.5ha of land with views over the gently-rolling countryside. A former barn adjacent to the second house has been partly demolished, though some walls have been left as a feature, as has the old wine press. There is an old well beside the main house.

The house is about 5 minutes to the local village with a baker, post office, and restaurant and is about 10 minutes to Plaisance-du-Gers and 15 minutes to the popular town of Marciac. The nearest junction with the new A65 motorway from Bordeaux to Pau is about 30 minutes’ drive, Pau airport is 1 hour and the airports of Bordeaux & Toulouse are about 2 hours away, Biarritz is also 2 hours and Tarbes about 45 minutes.
