Ali Wright Independent Agent, says :
In a really quiet and elevated location this partially restored stone-built 3-bedroomed farmhouse is surrounded by vines and has 2 barns - great potential to extend. Large garden with vegetable beds and loads of fruit trees. Possibility to buy some of the surrounding land to extend the garden.

Entrance via a 'stable' style door into the stylish living room (43m2) with corner kitchen. There is a log burning stove and great views across the countryside. All the accommodation is on one level. Bedroom one (14m2) is currently used as an office but will make a large single. Bedrooms two (16m2) and three (22m2) offer lots of space and there is a big shower room with double shower, double hand basins and a separate WC.
The house being set back well from the road has the garden all around it and vines on three sides. The local vineyard owner is prepared to sell some additional land at a good price! There are masses of fruit and nut trees, a fish pond with a 'Japanese' style bridge, a productive vegetable patch and a single row of vines with dessert grapes. There is plenty of space for a pool.
The property has a large barn (partially renovated) of 100m2 and another barn/garage with original cow byres.
Double glazing and gas central heating
The area has lots of life, including a yearly jazz festival that takes place the first weekend in July in Monsegur. Friday is market day and, in the summer, there is a gourmet night market in Monsegur.

Gironde is the largest french department with 2170 miles of rivers and 72 miles of fine coastline, and thanks to Bordeaux is home to 1.3 million people. It is named after the estuary that was formed by the Garonne and Dordogne rivers. The department is most famous for its sandy beaches, delectable mussels and fine wines. Summer is hot, with the occasional storm and Winter is usually mild.
Bordeaux is the capital of the department and also where the main wine industry is located. Being a bustling, cosmopolitan city, it contrasts with the traditional atmosphere found in wine-producing communities. The city has an elegant shopping centre, including the longest shopping street in Europe, and many great restaurants. The port town of Langon is located to the south of Bordeaux and is the highest point on the river Garonne, and the area has many stunning villages including St Emilion with chic, boutique shopping and wonderful vineyard scenery.
The Aquitaine Atlantic coast attracts a number of surfers, and is considered to be the best surfing spot due to its high waves. The Bassin d'Arcachon offers a more relaxing experience, and if you like mussels this area produces France's fourth largest supply.
British Airways, Flybe, Easyjet and Air France all fly to Bordeaux from most UK airports. The TGV can also get from Bordeaux to Paris in under 4 hours.
