We are very pleased to offer this stunning house for sale in the beautiful chateau town of Rochechouart.
The house is presented in immaculate condition with fabulous features apparent throughout including ornate ceiling roses and cornicing, moulded original radiators, hand cut floor tiles, fabulous timber floors and fireplaces etc. All maintained beautifully.
Electric gates open to reveal the private and mature gardens surrounding the property and a gravel driveway winds around to the back of the house and garaging.
The front door leads into a wide entrance hall with high ceilings and original tiled floors. A real feeling of majesty as you enter provides a taste of the rest of the house.
To the left you have the formal lounge with tall windows allowing light to flood in and there is a very clever feature with a window over the fireplace creating a fabulous natural picture. Again high ceilings finsihed with ornate ceiling rose and cornicing create a wonderful room. Double doors open at the rear to reveal the formal dining room at the rear of the house. This also has an original fireplace and also benefits from the unique feature of having a window above giving secondary light.
A door at the rear of the dining room to the right leads through a large pantry and to the kitchen. This is all functional and in excellent condition, but it would benefit from being updated to more modern requirements. The partition wall to the pantry could also be removed which would open this into a very usable family kitchen dining room.
There is a back door from the kitchen allowing access into the garden.
Through the kitchen and you have come full circle back into the entrance hall. To the right of the front door as you enter is reception room 3. This offers either a fabulous space for a study or for a tv or childrens playroom. Once again original features are there to see, even the radiators are decorated with ornate carvings.
To the rear of the hallway there is also another exit door to the garden at the side. You will also find a downstairs wc set here and access to the extensive cellars beneath the house.
Stairs from the hallway lead to the first floor landing, once again an impressive space with high ceilings and a large arched doorway taking you to a couple of the bedrooms.
There are four large double bedrooms all with views across the gardens. The bedrooms at the front have magnificent views across the countryside beyond Rochechouart.
There is also a family bathroom, once again in excellent condition but of a style which you may prefer to update to something more neutral.
One of the bedrooms also has a door leading the bathroom allowing for a semi-en-suite status. There is also a large dressing room in one of the other bedrooms, which would convert into a large en-suite too if required.
A second set of stairs then leads to the second floor. This is also a substantial part of the house with 5 further double bedrooms, a wc and a shower room en-suite to one of the front bedrooms.
There is then more stairs leading up into the large loft space above, where should you require there is space to make more accommodation.
Outside you have beautiful grounds with mature specimen trees a designated orchard and kitchen garden and beauitiful lawned ares. There is a stone wall surrounding the property making the grounds completely private and sufficient space for a pool if required.
The house also has a large stone garage with space for several cars, along with a mechanics pit in one garage, a huge loft above for either workshop space or storage and then a conservatory on one side too.
The cellers extend under the entire house and even these are in immaculate condition with great emphasis on making them entirely usable. There is a designated wine cellar, a cool store, boiler room, utility room etc etc.
The central heating is oil fired, although town gas is available in Rochechouart if you prefer, having said that the owners have installed a very efficient Weissman boiler, one of the best makes I am told. You have mains drainage, ADSL boradband internet.
I really think this is one of the best examples of this era of home which has been meticulously maintained and offers a real French flavour which has not been over renovated with too many modern features.
Viewing highly recommended.

The Haute-Vienne is still a largely agricultural department located in central France. It is divided into two by the Vienne River, which runs from east to west. In the middle it splits into another river, the Isle, which runs into the bordering department of the Dordogne. The principal industry is porcelain, most of which is manufactured in the departmental capital, Limoges.
The department has a number of natural and man-made lakes, such as the Lac de Vassivière and the Lac de St Mathieu, many of which come complete with beaches, fishing, boating and watersports.
Limoges has produced fine enamel work since the 12th century, and still exports a large number of exquisite luxury goods. It has a lively university and thriving nightlife, as well as an attractive city centre with major shops as well as winding narrow lanes with boutiques and cafés.
Other places of note are Bellac, a small town with just 5,000 inhabitants, which is close to the Lac de St Pardoux, as well as Rochechouart with its magnificent chateau built out of meteoric rock!
Limoges-Bellegard airport, 5 minutes to the West of Limoges, as direct flights to and from the UK, and has had significant investment to cope with passenger numbers. It is also possible to go by TGV to Paris and then onwards to the UK or other European destinations.
As the most accessible department within the Limousin prices in the Haute Vienne are slightly more expensive than the Creuse or the Correze, but bargains can still be found.
