Anne Hulme Independent Agent, says :
Only Half an hour from Toulouse with its airport and bustling city life, this beautiful home has been lovingly renovated to enjoy the peace and quiet of countryside living only 2minutes away from the Garonne river.Half an hour in the other direction there is the old roman town of AGEN with its markets, shops, and festivals; the most famous being Agen Prune fest held in the month of August. Would make a great BB!

The house is approached by a private drive. the entrance hall leads to the fully fitted kitchen which opens out into a stunning conservatory, perfect for enjoying the beautiful gardens and dining out.
The through lounge enjoys light from both sides and has feature beams. the marble staircase leads off to the right also there is access to the garage/workshop/barn area
Upstairs there is a square mezzanine area presently used as an office but this could be a sitting room /tv/ den/playroom/gym with modern bathroom with bath and shower and separate wc. Off the hallway there are 4 bedrooms (2 front,2 back ) all with wooden floors and beams.
Outside the house has landscaped gardens to all sides, the side garden being particularly long with a pathway through the woods to enjoy the nature. Woodlands surround the property. There is an old pumphouse that used to pump water from the river Garonne for watering the garden or veg plot; the garden is a delight, with many fruit and nut and ornamental mature trees. The conservatory is ideally placed to enjoy the changing colours of the trees and connects the house with the garden.
This house is in very good condition needing no work It would possibly offer someone an ideal business as a small campsite or indeed a BB with permission from the mairie of course!!

The Tarn-et-Garonne, found in the north-west of the Midi-Pyrénées, has developed from what was once part of Gascony and the now much smaller region of Languedoc. This fusion has created a diverse and relaxed department, which combines the very best of these two cultures.
There are three rivers making their way through the Tarn-et-Garonne; the Tarn, the Garonne and the Aveyron. The department enjoys a steady, warm climate. Most of the heavy downpours which keep the land lush occur in the spring. The rest of the year is usually sunny!
Montauban is the departmental capital and is home to just over 53,000 people. There are many museums and ancient buildings to explore in Montauban, including France's second oldest bastide.
Moissac is a small, friendly town and houses the glorious Abbaye de St-Pierre. St-Antonin Noble Val is one of the region's oldest settlements and is to be found beneath the towering Roc d'Anglais, alongside the River Aveyron. It makes a great base for exploring the wild countryside and the Grotte du Bosc caves.
There is a wide range of airlines flying to both Toulouse and Rodez from the UK. The TGV will get into Toulouse in under 4 hours from Paris, and the department has a great road infrastructure.
