HOW RARE IT IS to find these days such a beautifully proportioned 19th century "Corps de Ferme", just waiting to be lovingly restored!
Whether you're looking for a substantial COUNTRY ESTATE for the family, or a single large property suitable for COMMERCIAL ENTERPRISE, this beautiful collection of 19th century buildings, gathered around a central courtyard, deserves very serious consideration.
- TUCKED AWAY in the gentle rolling hills of the beautiful Dordogne countryside, just near it's border with the Charente - you will find this farm has all the features you could possibly ask for.
The private drive brings you directly into the farmyard, around which the main buildings are centred:
- FARMHOUSE - This 4 bedroomed farmhouse, is obviously in need of totally refurbishing, but it's south facing aspect ensures it is bathed in sunshine all day. With a 25m2 kitchen: door to farmyard, traditional working chimney with wood burning stove, stone and timber features crying out to be enhanced, this is really the heart of the house.
Together with a 25m2 reception room, the 4 light and airy bedrooms, this farmhouse has the potential for being a good sized family home or a magnificent holiday rental property. The style of the house would lend itself to the construction of a second storey if required.
- MAGNIFICENT TIMBERED BARN / WINERY 452m2 - this is the most beautiful barn constructed in local oak and whose roof has been carefully maintained. Without doubt this wonderful building could be transformed into a superb contemporary home creating the feature piece of this 'corps de ferme'. Originally a winery used for the wine and cognac production from the vineyard. The oak barrels remain in the cave today.
- STABLES/STYES and WORKSHOP together with BAKEHOUSE/BREAD OVEN - A collection of original stables for a variety of animals plus workshop etc. Adjoined also is the bakehouse, to this day a beautiful feature, so rarely found in tact and it's culinary advantages back in the limelight once again! Alongside the oven is situated the indoor well for the farm.
- OPEN BARN 280m2 - no farm would be complete without it's complement of open barns for parking tractors, cars, storage of hay, equipment etc.
This barn would be an ideal location for a beautiful swimming pool, with views down to the lake and fields beyond!
- HANGAR behind for the penning of animals, storage of vehicles or equipment.
- FURTHER LARGE BARN locked and perfect for equipment or animals.
- The whole, set in over 3 hectares of peaceful countryside, enjoying over 1 hectare of deciduous woodlands with it's production of cêpes mushrooms!
An established grove of walnut trees, fruit orchard and of course the vineyard, slightly in need of attention these days! The farm has of course it's own lake, in two parts, offering numerous recreational possibilities or simply for enjoying the tranquil back drop.
Far reaching, idyllic views of rural life, completes this little gem of a farm.
Please don't pass it by, at this price and with a little TLC it will make someone a beautiful French country retreat!

The Dordogne is France's third largest department, and as well as numerous picturesque villages, it also boasts an incredible 4,000 chateaux, 10% of all the chateaux in France. Many people, including many expatriates,
feel that the Dordogne is one of the most beautiful regions of France.
The Dordogne has traditionally been one of the most popular department for foreign buyers, including many British,
Irish and Dutch home owners. Like many French departments, the Dordogne is named after the river that flows through it. Foie gras, duck and goose are regional specialities.
The department has four distinct territories. In the north you will find 'Green Périgord' which derives its name from its many green valleys and woodland, covered with trickling
streams, and houses the Périgord-Limousin Regional Natural Park. The major towns in the area are Brantome (the "Venice" of the Dordogne), Nontron and Riberac.
In the centre
of the department is 'White Périgord', so called because of its limestone plateaux. It contains the capital of the Dordogne, Périgueux, with attractive shopping centre and marvellous
winding old town.
The 'Purple Périgord', in the South West of the department, is named from the area's grapes, which are put to good use in Bergerac, the capital of this wine
producing region. The area was of great strategic significance during the hundred years war, and visitors will find a number of fortified villages, castles and chateaux built by both
the English and the French here.
In the south-east you'll find 'Black Périgord', with deep valleys and ancient forests. It contains the towns of Saint-Cyprien and Sarlat-la-Caneda,
which are both popular with foreign buyers. It houses numerous prehistoric caves with some 30,000 year old cave paintings.
Nearest international airports are Limoges, Bergerac
and Bordeaux with regular flights back to the UK, and the department has good motorway and TGV access.
