Carl Fitzpatrick Independent Agent, says :
This picturesque Manoir house dating back to the 18th century, is a much loved family home, set in a quiet and pretty park with mature trees. With commanding views, heated swimming pool, small vineyard, and numerous secluded quiet corners, it's everybody's dream of living an idyllic life in the French countryside! With a total of 4 separate gites, barns, and garage, it offers a number of business opportunities from equestrian options, cookery school, boutique hotel etc - the possibilities are endless!
SITTING AMONGST MATURE TREES and enchanting gardens is this unusual property that dates back to the 18th century. At the entrance to the drive is a large wooden cross indicating it's importance to Pilgrims following the route to Santiago de Compostella; described in the history books as a place of 'hospitality' - this feeling of warmth and relaxation remains with the property today.
CURRENTLY LAID OUT to 4 charming and good sized Chambres d'Hote rooms with ensuite bathrooms and exceptional views across the valley, two reception rooms are on the ground floor - the current owners then have a private 3 bedroom apartment behind.
FOUR FURTHER GITES are all discreetly accessed to make the most of the quiet secluded areas of the gardens and wonderful views. A further gite has been created from a barn which also has the potential for conference facilities and other corporate amenities. With ease this property can be returned to the requirements of a private, comfortable family home having huge potential.
THE BEAUTIFUL 10m x 5m HEATED SWIMMING POOL, (fenced and locked for security) is set down from the house and enjoys full views and all day sun, below which where is a safe children's recreational area. The fruit orchard shades an established 'boules' pitch for summer competitions! A 6000m2 VINEYARD in full production is at the top end of the property enabling the current owners to serve 'vin du propriété' to their guests. In the paddock to the east, you'll find a docile pair of short-horn cattle enjoying the rich summer pastures. Further land is laid to meadows and light woodland.
A GOOD SIZED LOCKABLE GARAGE and further barn is alongside the manor house, with an open barn for tractors and equipement. If you're considering this property as an established Chambres d'Hotes and Gite business, the current owners are willing to consider selling the furniture, fixtures etc in order that the business can continue without disruption. Please do call me to discuss this property further...

The Charente department is home to over 340,000 inhabitants and is located in the south-east of Poitou-Charentes. The countryside offers a unique and varied environment for walkers and mountain bikers from rolling hills in the east to a flatter landscape in the west. The northern area is wild with deep forests and peaks reaching to over 1000ft. The Charente has long relied on agriculture to fuel its economy. In the 18th Century, however, the department started mass producing its infamous Cognac drink, which proved extremely popular with people from all over the world.
The department is very well situated for expatriates looking to purchase French property here, with great roads down to the Charente and the Channel ports just a short days drive away. The department has access to Poitiers, La Rochelle, Bordeaux, Bergerac and Limoges airports, all within 2 hours. Furthermore, in the centre of the department you will be able to fly from either Gatwick or Stanstead direct to the Angouleme Champniers-Brie airport .
Angouleme is a small yet cosmopolitan city, with a fairly dynamic feel about the place when compared to the neighbouring Dordogne or Haute Vienne. It hosts a lot of events such its vintage car racing (the Circuit des Remparts) which takes place in September , the cartoon festival in January and a great music scene which just seems to get better every year . Both Cognac and Confolens have annual festivals which attract tourists to the area.
The Charente has an immensely varied countryside bordering 5 departments, famous for both its Cognac vineyards in the west, and its Limousin beef production in the east, which in terms of scenery are worlds apart. The valley of the Charente River meanders down from Ruffec in the north through Angouleme onto Jarnac and Cognac. Confolens in the East of the department is situated on the banks of the majestic River Vienne, this area being known as the Charente Limousine, and is extremely popular with expatriates because it looks and feels like the UK. The south of the county which borders the Charente Maritime has a much better climate but less undulating scenery.
