This is a really well laid out home offering lots of potential. The ground floor flows from one user friendly space to another with a most delightful country kitchen at the centre of it all. There is a a lovely bright lounge with views over the pretty garden, a superb dining room, very spacious conservatory and a downstairs bedroom (currently used as a 2nd lounge) and bathroom. There's lots of storage throughout and all work is of a good standard. It's easy to see how this home could suit the uses of most families.

It would also be ideal as a B&B as upstairs, the layout is neatly divided into 3 bedrooms on either side of the house. The two sides do link, but you could close them off with a locking door and there are two staircases. This would be a good location for B&B as Jugon les Lacs is such a popular tourist area with activities and interest all year round, but especially in the summer. If you don't want a business then keep it as a family home as it is at present and you will have plenty of space to comfortably accommodate visitors.

The garden is very private and offers both a proper garage and a car port. There is a view over open fields and although there is a sprinkling of neighbours in the hamlet, everything is very peaceful. This is the heart of the Breton countryside just a very short distance from Dinan, the coast and the airport and port.

Location in France

The name of the departments translates as "by the sea" in Breton, and the department's principal town is Saint Brieuc, founded by the Welsh monk Brieuc in 482 AD, with its imposing cathedral. Other towns of interest include Dinan, one of Brittany's finest medieval towns and a major tourist attraction and Guingamp, another town of historic and architectural as well as religious interest. There are many beach resorts and fishing ports. The department boasts six "petites cites de caractère" including Jugon les Lacs, an ancient fortress town surrounded by rivers and lakes.
The department is the least populated department in Brittany and so there is a real feeling of space - if you want to escape the rat race and enjoy the peace and quiet of rural France, the Côtes d'Armor is ideal. There is a great diversity of rural pursuits, lovely beaches with many leisure activities, along with stunning coastlines and dramatic inland landscapes. The coastline is dotted with lighthouses and is characterized by rocky coves and tidal inlets, and inland paths lead to ruined castles, fantastic forests and farm properties built in pink, grey and black stone.
Scattered with beautiful manor houses and chateaux, the department offers some fascinating architecture, with many attractive granite-faced properties. The property for sale is this part of France still represent very good value compared to other regions of the country.
