Juanita Franke Independent Agent, says :
This magnificent property has been stylishly decorated and blends harmoniously with the natural surrounds. The property offers an excellent opportunity to be run as a small Boutique hotel or would make a stunning large family home. Built in 1998, this perigordine style stone mansion has been built round a courtyard, set in 2 hectars of natural, wooded terrain, with exceptional views over unspoilt countryside, allowing glimpses of the Vezere river.

This is the same property as ref 17417 but with an additional 10.000 m² of adjoining land.
A small forest lane leads to this stylish property with most of the about 500 m² living surface on the ground floor. You enter the mansion by an impressive antique wooden door which opens to the entrance hall / reception. This leads to a wonderful living dining area of about 115 m² with large sliding doors to the internal courtyard. From the living area with built-in wood burner a staircase leads to another upstairs living area with billard table and view of the pool. From here you reach the about 50 m² suite with kitchenette, bathroom and separate toilette. On the ground floor the 18 m² kitchen has its own entrance as well as connecting with the dining area. There is a large washroom area with WC, a WC for handicapped people and wash hand basin. In two of the wings of the mansion you will find the five bedrooms measuring between 17 an 25 m² with bathroom and separate toilet, except for 1 of the bathrooms that applies with the norms reqired for handicapped people. The 4th wing is home to a 4 x 7 m heated inddor pool, a hammam and shower room.
What makes this property so unusual is the quality of all the finishes, there is underfloor heating on the ground floor, gas central heating on the first floor, double glazing. No expense has been spared on the decoration which is imaginative, personalized and very pleasing, from the floor tiles, beamed ceiling to the curtains. After all perhaps not unusual but in keeping with an intimate Boutique Hotel.
This property is also available without 10.000 m² of adjoining terrain. See ref 17417JF24

The Dordogne is France's third largest department, and as well as numerous picturesque villages, it also boasts an incredible 4,000 chateaux, 10% of all the chateaux in France. Many people, including many expatriates,
feel that the Dordogne is one of the most beautiful regions of France.
The Dordogne has traditionally been one of the most popular department for foreign buyers, including many British,
Irish and Dutch home owners. Like many French departments, the Dordogne is named after the river that flows through it. Foie gras, duck and goose are regional specialities.
The department has four distinct territories. In the north you will find 'Green Périgord' which derives its name from its many green valleys and woodland, covered with trickling
streams, and houses the Périgord-Limousin Regional Natural Park. The major towns in the area are Brantome (the "Venice" of the Dordogne), Nontron and Riberac.
In the centre
of the department is 'White Périgord', so called because of its limestone plateaux. It contains the capital of the Dordogne, Périgueux, with attractive shopping centre and marvellous
winding old town.
The 'Purple Périgord', in the South West of the department, is named from the area's grapes, which are put to good use in Bergerac, the capital of this wine
producing region. The area was of great strategic significance during the hundred years war, and visitors will find a number of fortified villages, castles and chateaux built by both
the English and the French here.
In the south-east you'll find 'Black Périgord', with deep valleys and ancient forests. It contains the towns of Saint-Cyprien and Sarlat-la-Caneda,
which are both popular with foreign buyers. It houses numerous prehistoric caves with some 30,000 year old cave paintings.
Nearest international airports are Limoges, Bergerac
and Bordeaux with regular flights back to the UK, and the department has good motorway and TGV access.
