Nicola Grey Independent Agent, says :
This is an amazing opportunity to own a lovely four bedroom detached property with above ground pool and to start earning an income immediately with an established and successful camp site. This property and business are ideally located in southern Brittany just 2 kms from the beautiful medieval town of Josselin. With the Nantes Brest canal just 800 metres away and the coast just a 50 mins drive, you are in the heart of the countryside ideal for enjoying the relaxed Breton way of life.
Currently the camp site is licensed for 25 pitches for caravans and static caravans and with additional space for tents. There is a bar and entertainment area for socialising and a little shop on site selling food and drink. There are 2 shower blocks plus toilets, an office and utility area. Electricity and water are available to the pitches for the caravans. There is a further 2 acres available to be further developed.
Thanks to the close location of the canal and so many tourist attractions in the area the regular income from new and repeat business is further enhanced by a healthy passing-by trade and with out of season bookings for local workers. The well thought out arrangement of the site and its prime location ensures that the business benefits from an income for most of the year, all this and a lovely well renovated four bedroomed house, when can you move in!
This package of a lovely Neo-Breton house and ready made income, with the potential to further develop is a rare find and an opportunity not to be missed. Their drive to achieve a friendly and welcoming camp site has been rewarded with a loyal client base returning year after year to enjoy their holidays in this clean, safe and ideally placed site.
THE HOUSE
Entering the property from the rear you will find a utility area and shower facilities for clients. A private door leads into a good sized office with a door leading to a lobby containing a WC with basin just outside the door. Opposite this is a storage area also containing the water heater and wooden stairs leading to the four bedrooms set over two floors.
From the lobby, turning right you enter the cosy living room with a wood burner, which then leads you to the L shaped dinning room and spacious fully fitted kitchen. With French doors leading to the patio area and plunge pool outside and the wall to wall windows this light and airy family area feels like the hub of the home. Returning to the lobby and taking the stairs to the first floor, you will find three good sized double bedrooms and shower room with WC, providing ample space for a large family or for all those friends and family who will want to come and stay! Still with the original beams the master bedroom on the second floor has a sense of space and character and the good sized family bathroom with roll-top bath has been finished to a high standard and complements this relaxing space nicely.
Outside there is a private garden which is fenced off, with a covered bar and entertainment area. Although mainly for the owners to enjoy, they have held themed evenings for clients which have often ended up with many new friends being made and the odd bit of singing! The plunge pool which is to the side of the house is heated by solar panels housed on top of the garage. A spacious area inside the garage is currently used as a gym by the owners and with the land to the side being constructible, it has the potential to be further developed in the future.
THE SITE
Set out over 16910m2 of land the pitches are set in a horse shoe style around some central trees, providing privacy for client. The site itself is surrounded by trees and woodlands at the rear and is very quiet. The shower block provides ample facilities for those without their own amenities, with a further shower block at the rear of the house. The owners have cleared a further 2 acres of their land and initially intent to offer this to clients with tents. However with the appropriate permissions it is possible that this could provide further pitches for caravans.
Included in the sale are 2 ride-on mowers, 2 static caravans and 2 tourist caravans which the current owners let out during the season.
THE AREA
This area of south Brittany is packed with tourist attractions and beautiful villages to enjoy and relax in. The canal, which runs alongside the road into Josselin from the hamlet the site is located in, is a popular stop for tourists enjoying barge holiday and is a further source of income for the owners. Just 30 to 40 mins drive and you are exploring even more stunning towns and villages such as Vannes and Rochefort-en-Terre and another 15 mins or so and you are on the coast.

The rugged Atlantic coast of the Morbihan offers fine beaches, both tourist hotspots and secluded bays. Inland, there are sleepy villages, and bustling market towns. The capital of Morbihan is Vannes, an ancient town and residence of the former Dukes of Brittany. Other famous towns include Josselin, famous for its château, La Roche Bernard, an historic and attractive town with a pretty port, Rochefort en Terre, Lizio and Malestroit, all 'cités de caractères', renowned for their history and character. The Gulf of Morbihan offers a wide range of sandy beaches, from the more renowned resort of Damgan, to more secluded, private coves. The department boasts an abundance of islands, many of which can be reached by boat from the mainland, including Belle Ile en Mer, the largest French island in the Atlantic. Morbihan's famous standing stones, spread over some 40 individual sites, are linked by the Route des Mégalithes. Carnac is the world's largest megalithic site where there are a reported 2,792 stones. The Morbihan coastline enjoys a warm micro-climate, ensuring it is a perennially popular holiday destination, which makes it a prime investment area. Vannes has as much sunshine as Toulouse (over 2,000 hours per year), relatively little rainfall and average maximum temperatures of around 22 degrees Celsius. Parts of the Morbihan are sufficiently warm to support flora normally reserved for the Mediterranean! In terms of infrastructure, Morbihan offers good access to Rennes, Nantes and Brest airports, the ports of Cherbourg, Roscoff, Le Havre and St Malo as well as a direct TGV link between Redon and Paris.
