In Greater detail the accommodation comprises;
La Maison principal;

La Maison Principale is the jewel in the crown at Le Moulin de Chazotte. This part of the property is used by the vendors whereby they move into the attached apartment should clients wish to rent the house.
It is the biggest of all four of the gites and has a wealth of exceptional features which make it a dwelling of an unusually high standard.. The house was built in the 1750s and has been totally renovated to incorporate the latest technology as well as retaining traditional Charentais architecture. The staircase, for example, was custom-made by local craftsmen with a lovely curved design which has been the authentic Charentais-style for centuries.

ACCOMMODATION:
Access: La maison Principale is approached by a long driveway through the grounds and parking is about 10 metres from the front door.
The terrace: The terrace is elevated and has an impressive balustraded surround. The terrace is south-facing with panoramic views over the vines.
The hallway: The heavy oak front door leads to a small hallway with a coat cupboard and doors leading off to a toilet, the lounge and the kitchen.
The kitchen: First impressions are of the classic tiled floor with it's decorative inserts and also the heavily beamed ceiling. The massive stone fireplace houses the Godin wood-burning cooker and one entire wall has exposed stonework. The fitted kitchen has a microwave, built-in electric oven, dishwasher, fridge, gas hob with an extractor hood. Access to a lower ground utility room via a staircase off the kitchen. There are windows at the front and back with views to the south over the vines and to the north over the millraces at the rear of the mill into the woods.
The lounge: Here too one is impressed at first glance by the oak-strip flooring and the beamed ceiling. At the far end of the lounge is the Charentais stone fireplace with wood-burning stove. To the left is the lovely sweeping Charentais staircase leading up to the first floor. Three windows overlook the river and the millpond and a fourth has southerly views over the vines.
First floor landing.
The main bathroom: The bathroom has a both a bath and a shower together with a vanity unit and toilet. This bathroom is used by bedrooms two and three which are adjacent.
Bedroom one - ensuite: Bedroom one is the largest bedroom and has a double bed with space for another single bed. As with all the bedrooms there are lots of exposed beams and character stonework together with the typical low-level windows . There is an ensuite shower-room with a toilet, bidet and vanity unit.
Bedroom two: Built in wardrobe as well as a drawer unit.
Bedroom three: Bedroom three has a double bed (or two singles) with enough room for another single bed. There is also a large built in wardrobe and a drawer unit.
Additional information: La maison Principale has full oil-fired central heating as well as the wood-burning stove and cooker. All the windows and doors are hardwood double glazed.

Le Chai. ( all one level accommodation.)
The bedroom: There is a large family bedroom which has a double bed and a pair of full-sized bunk beds in a separate curtained annexe. The window looks out over the mill-races and into the woods at the rear of the watermill.
The lounge: Tiled floor and exposed pierre apparent walls.
The kitchen: The kitchen is small but perfectly formed! There is cooker point, part tiling, extractor and wall & base fitted cupboards.
The bathroom: The bathroom has a large walk-in shower, a vanity unit, a toilet and a washing machine in it's own alcove.
Additional information: Le Chai has full central-heating, an electric "wood-burning" fire and is fully double-glazed with hardwood windows and doors.
Disabled-friendly: The gite is ideal for use by anyone disabled.

Le Hibou.
The terrace: There are three shallow flagged steps leading up to the terrace in front of this gîte. The balustraded terrace is south-facing.
Entrance hallway: The hall leads on to a toilet and then into the lounge. There is also a connecting doorway (generally blocked off) which leads to the neighbouring gîte, L'Abricotier, if both gîtes are required.
Lounge: Open-plan lounge area / dining room.
Kitchen: wall & base fitted units, plumbed for dishwasher and washing machine, part tiling, cupboards.
Landing: On the first floor is a landing which leads to the two bedrooms and the bathroom.
Bedroom one: This bedroom has glorious views to the south through the large hardwood window. In one corner is a shower and wash-basin. There is a large wardrobe with ample storage space.
Bedroom two: Bedroom two has views to the north over the mill-races at the rear of the mill and into the woods beyond.
Bathroom: The bathroom has a beautiful tiled finish and contains a large shower, a vanity unit and a toilet.
Additional information: This gite is finished to a very high standard complete with an oak front door and double-glazed hardwood windows.

L'Abricotier.
The terraces: This is the only gite with the distinction of having two terraces, one west-facing and one south-facing!
The kitchen: The luxury kitchen is fully fitted with a double inset sink, an electric cooker with a large oven, plumbing for dish-washer and washing machine, decorative tiled splashback and a tiled floor. A set of three steps lead up to the lounge area.
The lounge: Fireplace and a wood-burning stove a doorway leads through into the next gîte (Le maison de hibou) although this is normally blocked off unless there is a requirement for both gîtes. There is a tiled floor, exposed stonework and lots of exposed timberwork and beams.
The downstairs toilet: There is a toilet in the passageway from the lounge to the foot of the stairs.
The landing: The landing at first floor level leads into the three bedrooms and the bathroom. The floors at this level are all in an attractive laminated oak finish.
Bedroom one: with shower and a wash-basin. The feature window is south facing with a magnificent view across the vines to the village of Cherves-Richemont.
Bedroom two: feature window with the view to the south.
Bedroom three: feature arch-topped window looks westwards towards the swimming pool and the woods beyond.
The bathroom: The bathroom has a large shower, a vanity unit and a toilet.
Additional information: This gite is finished to a very high standard complete with an hardwood front door and double-glazed hardwood windows.

Self Contained private apartment with adjoining door to la maison principal; Hallway with access to outside balcony terrace overlooking river. Open plan living room / kitchen. Bedroom with en-suite shower room. Access into further room yet to be finished, but would make superb second bedroom.
A staircase from the apartment hallway provides acces in to the lower basement mill area of the property, where you will still find the original grinding stones and wonderful, original bread oven.

Witihin the grounds are various formal seating areas, postioned either in the gardens or by the river, there is a large covered hangar for covered storeage and games such as table tennis and boules. Situated not 20 metres away is a 12 x 6 metre floodlight swimming pool with its own shower block and changing rooms.

Cognac and the surrounding towns, such as Angoulême and Saintes are steeped in Roman and Mediaeval history with fascinating architecture and markets. The sandy beaches and wonderful sea-food restaurants of Royan are only an hour's drive away.

Location in France

The Charente department is home to over 340,000 inhabitants and is located in the south-east of Poitou-Charentes. The countryside offers a unique and varied environment for walkers and mountain bikers from rolling hills in the east to a flatter landscape in the west. The northern area is wild with deep forests and peaks reaching to over 1000ft. The Charente has long relied on agriculture to fuel its economy. In the 18th Century, however, the department started mass producing its infamous Cognac drink, which proved extremely popular with people from all over the world.
The department is very well situated for expatriates looking to purchase French property here, with great roads down to the Charente and the Channel ports just a short days drive away. The department has access to Poitiers, La Rochelle, Bordeaux, Bergerac and Limoges airports, all within 2 hours. Furthermore, in the centre of the department you will be able to fly from either Gatwick or Stanstead direct to the Angouleme Champniers-Brie airport .
Angouleme is a small yet cosmopolitan city, with a fairly dynamic feel about the place when compared to the neighbouring Dordogne or Haute Vienne. It hosts a lot of events such its vintage car racing (the Circuit des Remparts) which takes place in September , the cartoon festival in January and a great music scene which just seems to get better every year . Both Cognac and Confolens have annual festivals which attract tourists to the area.
The Charente has an immensely varied countryside bordering 5 departments, famous for both its Cognac vineyards in the west, and its Limousin beef production in the east, which in terms of scenery are worlds apart. The valley of the Charente River meanders down from Ruffec in the north through Angouleme onto Jarnac and Cognac. Confolens in the East of the department is situated on the banks of the majestic River Vienne, this area being known as the Charente Limousine, and is extremely popular with expatriates because it looks and feels like the UK. The south of the county which borders the Charente Maritime has a much better climate but less undulating scenery.
