Ali Wright Independent Agent, says :
House with lots of potential. Already a lovely 4-bedroom house, there are several attached barns that could further increase the capacity. Secluded spot on the edge of a village just 5 minutes from la Reole, with shops, restaurants etc

This is a well presented and renovated house with large rooms, high ceilings and large windows - so lots of natural light. Several original fireplaces, including one of stone in the living room.
From the entrance hall there is a large kitchen of 34m2 to one side, and, to the other a living room of the same size.
A beautiful stone staircase leads to the first floor where there are 2 bedrooms. One of the bedrooms is 34m2, the other 27m2 - both with walk in wardrobes. Bathroom.
The staircase continues to the top floor where there is an apartment with american kitchen, living room, 2 bedrooms and a shower room - in all around 80m2.
The garden is mainly lawn with views across fields.
To the side of the house is an attached building of around 40m2, almost completely renovated and with lovely views - could make a brilliant fitness room with spa etc etc.
To the rear of the house is a large barn with (almost) new roof and several rooms of which 2 with original fire places.. With over 150m2 of potential living space, this could be a real bonus.
There is a further barn, a former tobacco drier.

Gironde is the largest french department with 2170 miles of rivers and 72 miles of fine coastline, and thanks to Bordeaux is home to 1.3 million people. It is named after the estuary that was formed by the Garonne and Dordogne rivers. The department is most famous for its sandy beaches, delectable mussels and fine wines. Summer is hot, with the occasional storm and Winter is usually mild.
Bordeaux is the capital of the department and also where the main wine industry is located. Being a bustling, cosmopolitan city, it contrasts with the traditional atmosphere found in wine-producing communities. The city has an elegant shopping centre, including the longest shopping street in Europe, and many great restaurants. The port town of Langon is located to the south of Bordeaux and is the highest point on the river Garonne, and the area has many stunning villages including St Emilion with chic, boutique shopping and wonderful vineyard scenery.
The Aquitaine Atlantic coast attracts a number of surfers, and is considered to be the best surfing spot due to its high waves. The Bassin d'Arcachon offers a more relaxing experience, and if you like mussels this area produces France's fourth largest supply.
British Airways, Flybe, Easyjet and Air France all fly to Bordeaux from most UK airports. The TGV can also get from Bordeaux to Paris in under 4 hours.
