This property is on the outskirts of the small spa village Encausse les Thermes amongst quiet settings on the river Lot. Close to local ski station and only 45mins from Spain. The mill was a Victorian Flour Mill with Boulangerie and dates back to 1836 and many of the original features still stand.

Although this wonderful property has five bedrooms it lends itself to more with the conversion of an attached barn, with the minstrel gallery and balcony. The property has a new roof. While drainage is private via a large fosse septique fitted 6 years ago. The mill has stunning views of the waterfall and the surrounding areas, as well as the Ski Station at Le Mourtis. It has further barns 900m2 main house 500m2 within a river bordered garden of 3000m2, . The property has a long drive to the front of all the joined buildings. The barn conversion greets you on entering the drive, along with the Koi Carp and resident ducks.

Encausse les Thermes is in the foothills of the Pyrenees between Toulouse and Lourdes.
It is a stunningly lush green area with outstanding views. Horse riding, golf, skiing, fishing, white water rafting, tennis, swimming and squash are all nearby. Cycle paths are also a plenty in this area. With the Spanish border half an hour away
Encausse les Thermes has a lovely public park, with tennis courts situated next to the local primary school. The secondary school is less than 10 minutes away in the picturesque village of Aspet. Encausse les Thermes also has a small, well stocked supermarket, a pharmacy, doctors, dentist, post office, hairdresser and the baker will deliver fresh bread to your door
The main town, St Gaudens, is a 15 minute drive and has many restaurants, large supermarkets, DIY, hospital and everything a town requires including a railway station which links to Toulouse or the West Coast. The motorway is situated here which would also take you to the West or East Coast.
