This superb equestrian centre with 25 stables, a lunging and schooling ring, an 800m racetrack, a stallion box, a pharmacy and tack room is set amid beautiful rolling countryside about 3 kilometres from the spa town of La Roche Posay on over 54 acres of fully fenced pasture land. All the paddocks have water piped to them and the whole ensemble is perfect for a fairly large-scale equestrian venture.
The spacious house, which upstairs has three bedrooms and a family bathroom and downstairs has a fourth bedroom with its own shower, overlooks the stable yard on one side and has stunning views for miles, over the land and eventually down to La Roche Posay. There are two reception rooms as well as a study, and of course, the bright, airy kitchen with spectacular views. The 2 gîtes and studio are just across from the house and would be ideal to let or to provide accommodation for your grooms and stable hands. It is obvious that the horses come first here, and the house and the gîtes would benefit from a lick of paint, but structurally everything seems sound.
The house is approached down a long private avenue with grazing land beyond the trees. You come into the yard which is in the shape of a horse-shoe, with the house at the top and stables and outbuildings forming the sides.
The entrance hall of the house is a large room with two south facing windows, so even on a cloudy day this is a lovely bright room, with plenty of space to leave your boots and coats. There are two glazed doors which lead into the two large reception rooms, both of which have fireplaces, exposed beams and other wonderful original features.
The dining kitchen has lots of units and a glazed door leading to the covered terrace, providing the perfect shady spot and total privacy, for enjoying long summer lunches.
The study has a door to the stable yard at one end and a window overlooking the meadows and further countryside to the other. There is another useful shower room just behind the study which also has a lavatory in it.
The ground floor bedroom also benefits from this lovely view and its own shower room and separate lavatory.
Upstairs is the family bathroom with bath, basin, bidet and loo and another three bedrooms, two of which have French windows opening on to the south-facing balcony above the hall. An ideal spot for morning coffee or a well earned drink after a hard day!
Outside is a private garden, various tool sheds and workshops, a bread oven now used as the feed room and two good wells providing plenty of free water for the stables and pasture.
The stables themselves are all in good order, limed each year and there is a shower room with a loo and utility area so the riders can clean up and put their muddy jodhpurs straight into the wash without having to drag mud into the house.
If horses are your passion, you will really appreciate the thought and care that has gone into creating this wonderful equestrian centre. In the best position for the Hippodrome de La Gatinière in La Roche Posay, you will also be only 100 km from the French National Riding School and the "Cadre Noir de Saumur" and well placed in the centre of France for all the important race tracks.

The Vienne was formed in 1790 from parts of the historical regions of Poitou, Berry and Touraine. The department tends to slope downwards from the north to the south with the highest point reaching 764 ft and the lowest point being 115ft at the confluence of the River Creuse and the River Charente. The department gets its name from the River Vienne, which flows straight down the centre.
Poitiers is the departmental and regional capital and boasts France's oldest Christian building, the Saint Jean baptistery, constructed back in the fourth century. The town has some fine examples of Romanesque architecture, is a pleasant small city, and visitors will find a relaxed atmosphere, especially compared to Paris. IT is home to around 90,000 people including many students thanks to the popular university. Poitiers is also a good base to visit nearby towns and cities. A lot of retirees move to the city and its' environs, attracted by its warm climate (snow is rare).
North of Poitiers is Futuroscope, France's scientific theme park, created by the Vienne departmental council. Further north still is Chatellerault, a charming town with tree-lined avenues and the imposing Henry IV bridge, built some four centuries ago which crosses the River Vienne.
Montmorillon is a small town with only 7,500 inhabitants, and book publishing is the town's speciality and a book fair is held here every June. The nearby Vienne River offers kayaking and fishing amongst many other activities. Away from the river, the gentle countryside provides an ideal location for horse riding and walking.
Ryanair flies direct to both Limoges and Poitiers. If you'd rather go by land then take France's super fast TGV train service, which stops off in Poitiers. To get there by car, take the A10 from Paris.
