Lisa Greene Independent Agent, says :
This sound little stone cottage is the ideal country home for those wishing to exploit a plot of land. Well placed for access to Lamballe, St Brieuc and Dinan in area with lots going on, yet perfect for those who want to embrace country living. The land is all attached to the front and side of the house, just under half of it is planted with mature trees and the other half is ready for your veggie patch or a lovely bit of grazing.

Inside the house there is a large, bright lounge with stairs from one corner up to a spacious bedroom. Off the lounge is a fitted kitchen and further on a double bedroom and a bathroom. To the side of the house is a stone built lean to section which could be incorporated into the main building giving more living space. The property attached on the opposite side is a small house ripe for refurbishment. The current owners do not wish to sell as it's been in their family for many generations, but maybe one day you could snap it up and extend further....
The property has quite a few sheds and pens ready for some livestock and poultry and with all those trees you could be self sufficient in wood. Plant up the vegetable garden and you will be ready for 'the good life'.
For those who like to get out and about this property gives superb access to St Malo/Dinard (64km), Rennes (70km), Dinan (42km) and St Brieuc (50km). This means that not only are you well under an hour away from shopping, beaches, restaurants, medieval festivals, theatres, art galleries, cinemas, bowling alleys, boat trips, swimming pools, golf, riding, tennis, long country or coastal walks and much more, but also equally close to a mass of daily flights and ferries arriving from the UK into Dinard, St Malo, Rennes, Brest, etc. You could even hop on the TGV to one of the local stations. There is commerce in the village and the nearest supermarket shopping is 6km away in Merdrignac.

The name of the departments translates as "by the sea" in Breton, and the department's principal town is Saint Brieuc, founded by the Welsh monk Brieuc in 482 AD, with its imposing cathedral. Other towns of interest include Dinan, one of Brittany's finest medieval towns and a major tourist attraction and Guingamp, another town of historic and architectural as well as religious interest. There are many beach resorts and fishing ports. The department boasts six "petites cites de caractère" including Jugon les Lacs, an ancient fortress town surrounded by rivers and lakes.
The department is the least populated department in Brittany and so there is a real feeling of space - if you want to escape the rat race and enjoy the peace and quiet of rural France, the Côtes d'Armor is ideal. There is a great diversity of rural pursuits, lovely beaches with many leisure activities, along with stunning coastlines and dramatic inland landscapes. The coastline is dotted with lighthouses and is characterized by rocky coves and tidal inlets, and inland paths lead to ruined castles, fantastic forests and farm properties built in pink, grey and black stone.
Scattered with beautiful manor houses and chateaux, the department offers some fascinating architecture, with many attractive granite-faced properties. The property for sale is this part of France still represent very good value compared to other regions of the country.
