Jane Gardner Independent Agent, says :
Lovely property in the countyside, not isolated. Set in total of 3.79 hectares comprising fields, woodland and gardens. Large hangar with three newly constructed boxes
Separate gite with pool providing supplimentary income. Many other outbuilding providing more potential.
The Main house has some lovely character features with its thick stone walls. There is a bread oven in the kitchen complemented by the tasteful style of the new fitted units and the gas hob and oven. The rooms are light and spacious. On the ground floor as well as a large kitchen, 21m2 there is a very grand living room, 30m2 with insert fireplace and a separate dining room, or this could be a further bedroom. The frst floor has two generous size bedrooms of 18 and 14m2. One has an ensuite room with bath and shower 12m2 and the other has and ensuite shower room 10m2. The landing area is large and open and would make an ideal office space.
The Gite was originally a Maison de Maitre (masters house) built in the 1850's and renovated in 2006. It has been well renovated to give a modern feel whilst retaining many character features. It can accomodate 8 people easily and the ground floor facilities make it suitable for less able guests.
The Gite has a bedroom on the ground floor plus shower room, a fully fitted kitchen, dining room with patio doors out to the rear terrace and a living room. Upstairs there are two double bedrooms, two single, two ensuite shower rooms and a bathroom shared by the two singles.
The whole of this property has been tastefully restored to a high standard.
The property is surrouded by 9 acres of good grazing land, perfect for horses plus there is an inground swimming pool with fence and solar heating. The barns are attached to the main house and the gite and there is outline planning in place for conversion of one. There are also some further smaller outbuildings built in the thick natural stone the outbuildings total surface area is 240m2.
The property is situated in a quiet hamlet south of Loches just in dept 36 Indre, ideal for exploring the historic Chateaux and Vineyeards of the Loire Valley. The theme park of Futuroscope is 45 mins away. The Brenne Park with its lakes and numerous wildlife is only 15ms south. This whole area is popular with tourists and the gite is currently booked for a good part of the year as a result. There are two villages nearby for shops etc and the larger town of Chatillon-sur-Indre only 7kms to the south
Tours airport with daily flights to Stansted is only 1 hour away and Limoges airport with daily flights to several UK destinations 1.5 hours away.
This is an ideal smallholding or equestrian property Three new box have just been built in the hanger. The riding is fantastic and there is a thriving equestrian population.

The Indre is located in the south of the Centre-Val-de-Loire region and is named, like many French departments, after the river that flows through it. It has a historical link to the neighbouring department of Cher as together they form the old province of Berry. This is generally considered to be the most attractive part of the Loire Valley, and benefits from a milder, drier climate than the north of the region.
The Indre is a medieval department just waiting to be explored. It proudly boasts over 80 churches and 100 castles. The green hills and open fields that make up the surrounding countryside are great places to relax and spend time. The area is unspoiled by tourism or industry, and to date has been largely untouched by expatriate buyers looking to invest in a holiday home or more permanent property.
To the north of the department, the castles of Valencay, Bulges and Argy, which host a music festival every September. Issoudun is a major wine producing area, and to the south of the department have some lovely landscapes that in the past inspired Monet. In the north-west, there is the beautiful nature reserve of Brenne, nicknamed 'the country of a thousand lakes'. This is a great place to go hunting or fishing. The centre of the Indre around Châteauroux is where you will find the cultural heart of the department. It is here that many festivities take place over the summer months. Châteauroux is the capital of the Indre with a population of just over 50,000.
Unfortunately, the department does not yet have its own international airport. The nearest airports are Tours, Poitiers or Limoges, all of which have regular domestic and international flights. UK holiday-home owners can simply take the Channel Tunnel and then hop onto one of France's fast and comfortable TGV trains, which will take you to Tours by way of Paris. Travelling by car is still always an option as the department is only a few hours drive from Paris, and the road network is superb.
Despite the popularity of the area with retirees and second home owners, there are still some very cheap properties here. There is the possibility of renting out your property, although the market here is not as established as in the major tourist destinations.
