For country-lovers, a restoration project in an isolated stone-built hamlet amongst wooded hills in the Parc Régional du Haut Languedoc.
This little set of buildings, originally sheep and goat pens, gives you 118m² in traditional stone to play with. It is built mainly of marble! The two main buildings each have two storeys - one is approx. 35m² and the other approx. 15m². There is scope to create a 3-bed dwelling. (See plans with a possible layout). Read more ...
In front of the bergerie is the pretty terraced garden of 181m² (just the other side of an access track). This south-facing slope is very warm in spring, summer and autumn, and the Mediterranean climate allows one to grow early vegetables.
Water and electricity run in front of the property. The hamlet has a new communal sewage treatment system, and the drainage pipe arrives at the property.
The 8-km drive from Riols is lovely - across the historic stone bridge over the river Jaur, up into the wooded hills, past drystone walls, through a hamlet, and over the hill crest onto the south side. Nearby is a chapel with a viewpoint, and in the hills are caves, some only recently discovered. The hamlet is really a piece of the past!
The commune of Riols has only 684 inhabitants for an area of 56 km² - that's 12 inhabitants per km²! The town has a baker and mairie and is 4 km from St. Pons, with its popular Wednesday market, shops, banks, Post Office and supermarkets, and 32 km from Mazamet, the historic wool and textile town. From here a rambling-tour path descends to Minerve and past Carcassonne. Other activities in the area include bird-watching, cycling, drawing and painting, gourmet dining, mountain biking, rock climbing, swimming and white-water rafting.
There are several airports within approximately an hour's drive - Béziers, Carcassonne and Labruguière; Narbonne is 45 minutes away, and the towns of Béziers and Carcassonne approx. 50 minutes away.
Minerve, 18 km away, is a major tourist attraction, as are the Cathar Castles towards Perpignan, and the lakes to the north round La Salvetat-sur-Agout. There are large sandy beaches at Valras-Plage, Gruissan and Narbonne Plage, (about an hour's drive), and beautiful lagoons with flamingoes and some of the prettiest coastal villages, Bages and Peyriac de Mer. Excellent restaurants and wine abound in the area, and there are local festivals and concerts to celebrate events all through the year!
