Tim Clark Independent Agent, says :
Beautifully restored townhouse on the edge of Rochechouart for sale. Offering well presented accomodation and self contained ground floor apartment. The apartment would also make a fantastic tea rooms too; if you wanted an income.
There is also a separate garage and small parcel of constructable land within Rochechouart too.
Very well renovated townhouse close to all amenities and within view of the beautiful Chateau in Rochechouart.
The accommodation is set over 3 floors with the main house on the first floor and second floor, with an entrance door to the side which brings you in on the first floor. The house has been beautifully and sypathetically restored maintaining all of the original features throughout as well as modern comforts such as double glazing and mains gas central heating.
You enter into a hallway where cloak cupboards provide welcome storage. There is then a wc with shower room alongside.
The hallway then opens up into the open plan living area where a nicely fitted kitchen is to one side with a clearly defined dining area and also a lovely lounge area with feature fireplace and wood burning stove. The original oak beams have been retaianed and the handmade oak staircase is fabulous.
To the rear of the kitchen stairs lead down to the utility room and workshop on the ground floor below.
From the living room the aforementioned staircase leads up onto the mezzanine level where the current owner has a study set out. They work from home and broadband internet is available making this a very useful space. There is also some undereaves storage too.
To the other side of the mezzanine a door leads into the master bedroom. A good sized double room with light flooding in from the skylight windows and the original porthole wall windows. The skylights even have electric black out blinds which are a great.
The property then benefits from a completely self contained apartment underneath on the ground floor level. It can be connected to the main house by unlocking the adjoining door, giving you a large main house if required or as the current owners do, lock the door and let out the apartement to holiday makers in the summer for a useful top up income. The apartment is set over the ground floor and offers a loung/dining area, with corner kitchen, a seperate wood burner in teh fireplace and a bedroom area, ample space for a double bed. There is then a recently refurbished shower room and wc.
A door then leads out onto the terrace at the front of the house which offers a great space to enjoy an alfresco meal or just watch the world go by.
This house is in excellent condition, offers very comfortable accommodation and has the added benefits of close amenities (walking distance to one of the best restaurants in the area for example).
There is also a detached garage included within the price. This is in the next street to the house and comes complete with a small constructable parcel of land.
Well worth considering as either a permanent home or a fantastic holiday home.

The Haute-Vienne is still a largely agricultural department located in central France. It is divided into two by the Vienne River, which runs from east to west. In the middle it splits into another river, the Isle, which runs into the bordering department of the Dordogne. The principal industry is porcelain, most of which is manufactured in the departmental capital, Limoges.
The department has a number of natural and man-made lakes, such as the Lac de Vassivière and the Lac de St Mathieu, many of which come complete with beaches, fishing, boating and watersports.
Limoges has produced fine enamel work since the 12th century, and still exports a large number of exquisite luxury goods. It has a lively university and thriving nightlife, as well as an attractive city centre with major shops as well as winding narrow lanes with boutiques and cafés.
Other places of note are Bellac, a small town with just 5,000 inhabitants, which is close to the Lac de St Pardoux, as well as Rochechouart with its magnificent chateau built out of meteoric rock!
Limoges-Bellegard airport, 5 minutes to the West of Limoges, as direct flights to and from the UK, and has had significant investment to cope with passenger numbers. It is also possible to go by TGV to Paris and then onwards to the UK or other European destinations.
As the most accessible department within the Limousin prices in the Haute Vienne are slightly more expensive than the Creuse or the Correze, but bargains can still be found.
