Geoffrey Ball Independent Agent, says :
This very attractive stone is house situated in a village only a few minutes from the larger village of Nalliers in the South Vendée.
The house with large rooms has been built on 833m² of land with a lovely swimming pool in the garden. The house, which has been totally renovated has around 210m² of habitable space and consists of:
On the ground floor, an entrance hall with a pretty staircase, a beautiful and fully fitted kitchen (36m²), a utility room (28m²) with a trap door to access the cellar, a sitting room (36m²) with fireplace, a bedroom with its own dressing room (or office), shower room and a WC.
Moving onto the first floor, from the landing you will find on one side two bedrooms sharing a shower room and WC and on the other side a very large bedroom with an en-suite bathroom with bathtub, shower and WC.
Facing the house there is a large and inviting swimming pool of 10.40 x 4.80m.
Beyond the pool, at the bottom of the property, there is also a garage with access to be completed.
The house is very well looked after and ready to move into. It is also ideal for anyone who doesn’t want to spend lots of time gardening.
This property is situated in a quiet area, but is not too far from commodities and is only 40 minutes away from the sea.
The larger village of Nalliers where you will find all basic amenities, including doctor, dentist and chemist, is only 3kms away.
For larger shopping facilities and more amenities, including a hospital centre, Luçon is just 8kms away.
Luçon is a lovely south Vendée town with a pretty centre, a grand cathedral and all the amenities you can wish for, lots of restaurants, an attractive park and schools for higher education. It is situated between two beautiful seaside towns, Les Sables d'Olonne 20 mins to the north and La Rochelle with its international airport is 40 mins to the south . The large town of Nantes is less than an hour away.
The beautiful, large sandy beaches of la Faute sur Mer are 30 minutes away and you are also on the doorstep of the "Venise verte" of the Marais Poitevin.

Vendee is the second most touristic department of France, mostly because of its excellent facilities and family resorts on the Atlantic coast. However, there is much more than the coast in Vendee! The lovely villages, winding roads between fields, historic castles and churches, great food and nice people!
La Roche-sur-Yon is the department capital, which was just a village until the Vendee department was created after the revolution. Les Herbiers, to the North East of La Roche-sur-Yon, is a busy town and an excellent base for touring the picturesque Vendee countryside. Les Sables d'Olonne was once a whaling and fishing port but thanks to the fashion for sea bathing has become Vendee's chicest resort and the population in July and August explodes!
The region enjoys a maritime climate with mild winters, and it is the second sunniest place in France after the Côte d'Azur for number of hours of sun per year.
Vendee is also a good compromise as it is not too far from the ports to England and Ireland (3 hours to Cherbourg), and close to cities and airports: 1 hour to Nantes, Poitiers and La Rochelle. On a day trip or week-end you can drive to many areas in France, such as the beautiful region of Brittany.
French property prices in the Vendee are very attractive considering the good weather, proximity to coastline and great infrastructure available to permanent and holiday home owners.
