This cottage, a farm worker's house, is in a sleepy hamlet on the outskirts of the village of Mauprevoir.

It is attached to barn, which is not included in the sale, but can be bought as it is for sale under reference 66778DD86 for 12,000€. The house does have a little terrace and small grass area of garden.

Inside, the house is all on one level, with a welcoming kitchen and a large living room with a fireplace (but the chimney would need replacing if you wanted to use the fireplace) and window to the front.

There is a shower room which needs a total overhaul and separate loo.

It needs a new septic tank so you should set aside about 6000€ from your budget to install this.

This could be a very lovely home with a bit of work. The amount of space inside the house is quite limited, but the kitchen and living room are spacious, and there is a little bit of space above the sitting room where you could make a small separate bedroom if that was important to you.

It is in a beautiful setting, just under 2km (about 20 minutes on foot) from the popular village of Mauprévoir which has a little local supermarket, bar/restaurant, doctor, primary school etc. and a dynamic village life. The nearby village of Charroux is about 11 km away (a lovely walk cross country of about 2 to 2½ hours) which has a range of bars, restaurants and shops. For all other amenities the nearest town is Civray which is about 20km away (20 minutes drive) which has hypermarkets and all other amenities.

To get here from UK, the nearest airports are Poitiers (58 km) and Limoges (75 km) and the channel ports are just over 400 km (Caen 424 km; St Malo 435 km) and Calais is a bit further at 686 km.
