Jane Gardner Independent Agent, says :
Absolutely stunning house built in 1994 by a well established architect who has given this house a superb feeling of old and new. Set in amazing grounds of over 8,000 square meters, this house is a family delight. With 5/6 bedrooms, large bright open plan dining/lounge with a built in fireplace and french doors leading out onto a lovely terrace - this house is made for entertaining or just simply one's own self indulgence.

It has to be said that this house is quite something and despite the fact it was only built in 1994, it has a lot of 'old' style character when you first set your eyes on it from the driveway. Modern style tudor I suppose would be one way to describe it. This house is presented in extremely good decorative order throughout.
The house is set nicely on a gravel driveway and behind tall hedges which gives a real sense of privacy to this already very tranquil setting. Once you get inside the house, you really do get a feel of volume, light and space. From the front door you arrive into bright, open entrance hall with a cathedral style balcony above which looks down onto the entrance hall itself (13m2). Gorgeous solid oak beams and staircase make this entrance hall so warm and inviting. From the entrance hall, the house is laid out as follows :
Ground floor :
Kitchen - 17m2 fully fitted, bright and well arranged, tiled
Back kitchen - 5.6m2 tiled, with fitted cupboards, ideal for a larder or extra preparation space. Door leading to:
Small conservatory/breakfast/summer room - 8m2 tiled.
Lounge/Dining Room - 43m2 tiled, with built in fireplace, oak beams, 2 double french doors leading out to paved terrace (ideal for outside dining/BBQ)
Main bedroom - 12m2, double room, tiled, fitted cupboards and lovely beamed ceiling
2nd Bed - 9.5m2, double room, tiled (this was previously an office and does have telephone connections in place)
Bathroom with separate shower - 9.5m2
WC with sink - 1.5m2
Then we go upstairs via the lovely oakwood staircase to :
Open landing/gallery - 14m2, parquet flooring, this is ideal as a quiet reading/studying space or as a small games area for the kids
Bedroom 3 - 9.08m2, parquet flooring, double room with built in cupboards (sloped roof)
Bedroom 4 - 8.73m2, parquet flooring, double room (sloped roof)
Office - 8.42m2, parquet flooring (sloped roof). This could be made into another bedroom if required
Bedroom 5 - 12.09m2, parquet floor, double or 2 single beds
Shower room - 4.6m2, tiled with sink
WC - 1.53m2
and there's more....now we go downstairs to the basement level which is accessed through a door leading off of main entrance hall :
Basement comprises of :
Double garage
Large room - 19m2, this could be made into a great games room
Washing/laundry room - 12m2
Storage area - 15m2
Workshop - 15m2
WC - 1.5m2
Cave/Cellar - 8m2
Then we have the garden, which is a little bigger than one might expect !
Approximately 8,000m2 of land (non constructable), with a woodland area at the bottom with gorgeous mature trees and a small stream where you can pump water (free!). The rest of the garden has been meticulously maintained with fruit trees, shrubs, borders etc. Maybe a sit-on tractor is required for this one !
The location of this house is enviable. Set high above the River Cher, you can take a little stroll and find some fantastic views over the river and surrounding countryside. It is only a 15min walk into the quaint town centre of St. Aignan sur Cher, where you will find all amenities. Another 2kms on and you will be at the famous Beauval Zoo with its white tigers and other exotic animals. You are also surrounded by some of the most amazing Chateaux's of the Loire such as Amboise, Chenonceaux, Blois, Chaumont, Valencay, Cheverny and in fact St. Aignan itself has its own privately owned Chateau where you are welcome to walk around the grounds.
For transport links, again you have plenty of choice. There is the airport of Tours which is approx 55mn on the autoroute, the TGV stations of Tours and St. Pierre de Corps approx 45/50mns by autoroute (these give connections to Paris and Lille for Eurostar) and from Calais the drive would take approx 5hrs.
