Geoffrey Ball Independent Agent, says :
This is a very attractive modern (1977), 3 bedroom house with basement in a very quiet setting only 13kms from the coast wich explain the price. The house has been beautifully decorated with quality fixtures and fittings and is ready to move in.
The property sits in the middle of a very large beautifully landscaped garden (3228m² - about 3/4 acre) with a stunning swimming pool situated at the rear of the house.
The house has over 140m² of living accommodation and comprises:
Entrance: 16.00m²
Fitted kitchen: 18.30m²
Living room/dining room: 52.70m² with fireplace
Corridor: 3.65m²
Bedroom 1: 13.50m² plus fitted cupboard
Bedroom 2: 13.30m² plus fitted cupboard
Bedroom 3: 10.35m²
Bathroom: 8.70m² with bathtub and shower
WC: 2.40m²
In the 82m², fully tiled, basement, which can be accessed from an indoor staircase or from the outside, you will find 3 major rooms, which are the laundry/boiler/storage room, the cellar and the garage large enough for 2 cars.
There are 2 terraces, one of 25.20m² on the North side of the house, i.e. the entrance side and one of 52.80m² on the South of the house and overlooking the 8x4m swimming pool.
At the bottom of the drive, there is another garage/workshop of 37m² and a pool house of 10m².
The access from the electrically operated front gate to the front door, the basement and the garage have all been covered with tarmac, keeping the property very clean.
The property is only 14kms from the fantastic town of La Rochelle with its fishing and leisure port and its International airport; it is also very close to the beautiful island called "Ile de Ré".

The Charente-Maritime is Poitou-Charentes' coastal department. Here, 420 km of sandy beaches are lapped by the Atlantic under some of the sunniest skies in the whole of France. There are also three islands, each with its own unique atmosphere. Inland, you won't struggle to find some incredible cultural and historical gems. Romanesque architecture features heavily throughout the department.
La Rochelle is the capital of the department, and is home to around 120,000 people, a great number of whom are students from the university. This extremely smart town has an active cultural scene throughout the year, regardless of the weather. You can stroll amongst the boats in the pedestrianised marina along the cobbled streets, and admire the two impressive 14th century towers.
Away from the mainland, the Ile de Ré is a large island completely encircled by fine and mostly sandy beaches. In August the population increases dramatically, mainly due to holidaying families.
There are a number of airports offering flights to and from the UK in the vicinity. Tours, La Rochelle, Nantes and Poitiers all have direct UK flights. It is also possible to fly to Angoulême by changing in Paris. If you'd rather travel by land then the TGV train service will take you to Poiters, La Rochelle or Angoulême. La Rochelle and Ile de Re are extremely popular holiday destinations and so have an active rental market. This means that the prices are going to be higher, yet still represent real value for money. There are a large number of properties needing renovation on the market, but close to the coast these are not likely to be cheap, although further inland towards Saintes there are still "bonnes affaires" to be found.
