David Cowx Independent Agent, says :
NOW REDUCED IN PRICE AND VERY GOOD VALUE FOR MONEY, THIS IS MY OWN HOUSE. Situated in the valley village of Macot La Plagne this 3 bedroom family house offers approximately 90- 100 sq. m of living space over three floors and has been nicely updated and decorated even if I say so myself. With a loft space and barn to renovate it offers nice accommodation with great potential to further develop and is less than 15 minutes drive from the La Roche chairlift that links to high altitude La Plagne, as well as the lovely villages of Montchavin and Montalbert. The valley town of Aime is only 5 minutes drive away whilst the resort town of Bourg St Maurice is just 15 minutes along the valley road. A GREAT VALUE FAMILY HOME WITH POTENTIAL TO DEVELOP AND ADD VALUE FOR LESS THAN THE PRICE OF AN APARTMENT IN RESORT.

The current accommodation is on three levels. On the ground floor there is a large kitchen nicely updated with Ikea units and wood effect flooring, leading to a cosy dining room and a nicely tiled bathroom with bath, overhead shower and WC. Wooden stairs lead upstairs to 3 bedrooms, 2 of which are doubles with built in wardrobe space and balconies offering views over to the other side of the valley.
We have dug out and developed the cellar. Stairs lead down from the kitchen to a further bathroom with bath, overhead shower and washbasin, a separate WC and a large room that we use as a lounge but ,equally, could be a bedroom .The loft space is also ripe for development and could be a further bedroom or living area. However, it is the WOODEN BARN that offers the greatest potential to be turned into a small chalet or work/office space.By developing the existing structure, which is on 3 levels, approx. 70 sq. m of space could be created and this could be more if the lower (underground) level were to be extended. Outside space includes a terrace along the front of the house and a garden and there is space for parking several cars. A balcony runs the length of the house off the two double bedrooms offering great views over the valley to the mountains beyond.
Macot La Plagne is a thriving community at the foot of the road to La Plagne, and several British families have already settled in the village. There is a well-regarded local school, a local shop, a boulangerie, a couple of bars and a pizza restaurant.
As well as easy access to winter sports, summers are glorious in this part of France with sunbathing at the local lake, walking, cycling, parapenting, mountain biking, canoeing and white water rafting all on offer locally. Chambery, Aix les Bains and Annecy are all lovely places to visit and an hour or so away by car. We always pop down to the local "plan d'eau" for swimming and sunbathing in the hot summer months---fantastic!!
