Beautifully landscaped property with a 7500m² fishing lake (approx 1.75acres) at the centre of the land.
The lake is a beautifully constructed clay lined lake with depths to approx 2.5 continuously fed by springs within the lake and springs that run externally to the lake so the depth remains reasonably constant throughout the year.
The lake has been used as a family leisure lake for many years containing principally carp and pike (and no catfish) although the exact quantities and sizes are unknown.
Situated in the centre of the lake is a large island (with some mature willow trees and bushes. Whilst there are no current swims around the lake there are clearly good opportunities for their placement or just to allow off-bank fishing. The site has been immaculately maintained both around the lake (making it possible to fully access all of the lake) and the grounds. The land slopes down beautifully to the lake with mature trees, a small orchard (of apples and pear, various nuts) and a mature mixed vines.
Included is a fishermen's hut (with electricity and mains water connections) sited by the side of the pond with a separate toilet (located in a converted telephone box!)
Also included is a larger hanger of approx 400m² ideal for storage and perhaps the siting of a mobile home. This hanger also has a mains water and electricity connection. The site is classified as being non-constructible and so it is unlikely that planning will be granted for the construction of a home, although there are clearly opportunities with the location of a mobile home, for instance, within the hanger.
The property is located approximately 3 minutes from the centre of the large village of Le Pertre and 10 minutes from the town of Argentre du Plessis and about 8minutes from the motorway making this an easily accessible site.
