The domaine is ideally situated to host tourist activities - it is close to the motorway exit serving the centre of Carcassonne. The region, agricultural and especially wine-growing, also benefits from a flourishing tourist market. The area of Carcassonne is exceptionally endowed, with La Cité de Carcassonne, attracting more than 2 million tourists per year, and the Canal du Midi, both UNESCO World Heritage Sites.
The recent development of business tourism, bringing a growing market for meeting and conference spaces, and wellness seminars, are both important uses to consider for this property, situated halfway between the two regional capitals of Toulouse and Montpellier.
The buildings form a group organised around several spaces. They are:
In the traditional U-shaped form:
- Two renovated offices of 51m², electrically heated.
- The vigneron’s house of 173m², renovated and in good condition: kitchen, large living room, games room, 3 bedrooms, 2 bathrooms and 2 WCs. Electric heating.
- An apartment of 40m² in good general condition: a living room/kitchen, a bedroom and a bathroom.
- A house of 176m² to renovate.
- An apartment of 60m² to renovate.
- A former sheep-shed of 68m² to renovate.
- A wine cave of 84m².
- A storage area next to the above, of 108m² with a new roof.
The wine-tasting cellar and reception area occupy a separate building with a footprint of approximately 450m². Only the ground floor of this former winemaking cave has been converted (it holds 150 people at present and has electric heating), and the upper floor (also 450m²) is still in its original state and will be usable once the floor and the roof have been renewed.
Lastly, the restaurant comprises:
- A fully-equipped kitchen
- The interior restaurant space (air-conditioned)
- A wine bar
- The WC area
- A large terrace with decking and furniture
50 people can be accommodated inside, and 150 outside on the terrace.
The land: 156 873m², (38.764 acres), composed mainly of fields, of which 5 hectares (12.36 acres) are still in vineyard use.
18 898m² (4.7 acres) of the land are zoned for the development of tourism in the local plan, and 37 370m² (9.2 acres) are zoned as suitable for economic activities (business parks, etc), public health or school buildings, and possibly some limited housing.
The land is 5 minutes from the centre of the town, 10 km from the airport, 50 minutes from Toulouse and the Mediterranean beaches, 1h15 from Montpellier and 1h20 from Spain.
