At the dam wall end the lake is over 8 feet deep with average depth across the lake of approximately 6 feet, shallower at the margins.

The source of the lake constantly replenishes the water with the overflow (previously flowing through the water mill) constantly flowing throughout the year.

The lake is currently stocked with pike, roach, tench and carp and is currently used by a fish farmer for holding and growing on the fish stock on an annual basis.

The lake is ideal as a fishing lake for carp, pike etc but would need to undergo a re-stocking programme of carp if it were to be used as part of a fishing enterprise.

The accommodation provides an ideal opportunity for the owners to live on site in one of the two properties and for the other to be rented out either to the the guests on the lake or as a separate holiday rental.

The property is located in a very quiet rural location as part of a farming community. There are no visible neighbours! The local villages are clsoe by and the towns of Vitré and Fougères are both about 20 minutes away. The nearest ferry port is at St Malo is just 90 minutes away.
