The ground floor is comprised of a shop space (27m²) with large storage and office area behind (15m²) . This area is single glazed and has a concrete floor throughout. There is enough space here to create a decent studio appartment, or keep as a commercial space, as desired but whichever you preference, it will need to be completely refurbished and modernised.

The 1st floor has a separate access from the rear - meaning 2 entirely independant spaces could be created.

You have a very dated kitchen (13m²), with basic fitted units and door onto the courtyard at the rear. This is a shared parcel of land but does offer the potential to create a small outside area. A central landing (5m²) also has a WC and then the lounge (30m²) with solid wood parquet flooring and double glazed windows. This floor does require attention to the electrics and complete redecoration.

The 2nd floor has 3 bedrooms (14m², 16m² & 12m²) and a bathroom with WC (4m²) and again, the solid wood floor is on show. The windows at the front are double glazed but the rear is single glazed. Work has started to upgrade the electrics but the rooms still need coùplete redecoration.

The whole property is heated via a town gas central heating system but this has not been used for some time so the owner makes no claim that it still works.

There is also a good attic space above, a part of which is convertible but it also offers good storage. The roof was recently overhaulled but is not new.

The whole property was rented out at 500€ per month a couple of years ago.
