The hamlet, and the property, are 3 km - 5 minutes by car, from la Livinière. There are several different gardens - the vegetable garden, the orchard, and the enclosed garden in front of the house, which has a covered terrace facing east.

From the garden, one enters the house into the large dining area (30.5m²). This faces south, has a pellet stove, and is open to the lovely 14m² kitchen with its stylish range cooker (all the kitchen units and fittings are to stay with the house). The kitchen looks out to the west over the vines and hills.

A couple of steps down is the living room of 21m², which again faces west and also has an opening to a useful atelier hobby and craft space of 25.6m².
Off this are the garage of 32.8m², accessed from a small side road, the 8.2m² wine cellar, a technical space of 5.5m², housing the hot water cylinder and the pump for the well water, and a utility room of 6.3m².

Off the utility area are two shower rooms, one of nearly 3m², and one of 7.9m², which is suitable for people with reduced mobility. This also has access from the sitting room or 5th bedroom, of 21.3m².

Attractive grey stairs lead to the first floor, where there are four bedrooms - or three plus a study. These rooms are:

The second stone building measures 33m² and can could have a first floor, making its total area 66m². It would make a lovely little holiday cottage.

The orchard area (790m²) has fruit trees and quite a number of vines which produce dessert grapes. The vegetable patch and second piece of land measure 1090m² together. There is plenty of space for a pool on the orchard or on this land. There are also two more small pieces of land a little further down the road (182m² and 160m²).

La Livinière, 3 km away from the hamlet, is a delightful village with two restaurants, many wine-makers, a small supermarket, a bakery, and a pharmacy. It is 9 km from the market town of Olonzac, 30 km from Carcassonne, 35 km from Narbonne, 50 km from Béziers, 55 km from the beach at Narbonne Plage, and 125 km from Spain (an hour and a half). The nearest rail station is 20 km away at Lézignan-Corbières.
