The farm land essentially pasture, as noted, is in one large block in the beautiful south Vienne countryside which is essentially cattle and sheep grazing countryside. The current owners, who need age wise to retire, presently exploit the farm for sheep but it could be equally used for cattle breeding. The location is very private with no near neighbours and no nuisance issues such as windmill farms (current or planned). All the land is “Chasse Gardé” ( No hunting)
Current subsidy levels, based on 380 sheep, amount to about €60,000 per annum – including the DPB (land) subsidy on both the owned land and the rented land, the ICHN subsidy (regional) and the subsidy for the number of sheep currently on the farm. The number of sheep currently managed could be increased by approximately two fold and still leaving land for growing cereals such as Triticale for winter feeding purposes (and hay of course).
A new contract for the rented land is possible. Assume about €150 a hectare rental at this stage. Purchase of the rental land is not possible currently but that opportunity might arise in the future.
The farm is conveniently located to Lathus St Remy - only 4.4km away which has bakers, convenience store, florist, hairdressers, tabac, wood yard and garage etc The larger town of Montmorillon is 16km away (approx 16 minutes drive) where you can find larger supermarkets
