Ready to move in and enjoy this expertly finished town house has everything you need: spacious bedrooms, two bathrooms, large outdoor entertaining area and central location with an artisan bakery at walking distance. Part of an ancient row of buildings that may have once been the old ramparts of this formerly fortified town, some of the old flag stone floors are still in-situ. The town of Chateauponsac sits on a clifftop overlooking the river Gartempe and derives its name from an old roman encampment or fort “Castellum Ponciacum” that once oversaw the river crossing. Lots of history and nature to discover here, with popular walks along the river and through the surrounding countryside. 40 minutes to Limoges Airport via the A20, and 20 minutes from La Souterraine with a direct train connection to Paris or Limoges and beyond. This house has a cottage feel and has been finished to a high standard with quality fittings and tiled bathrooms. The property is part of a row of houses with a walled and gravelled courtyard garden in the back. It is on mains drains and has recent electrical wiring and plumbing. The total land area advertised includes a non-attached parcel of land of 730m2.

Ground floor
You enter into the living / dining room which has a fantastic feature insert fireplace and access to the garden in the back. From here a doorway leads to the cute kitchen with a lovely little window above the sink overlooking the garden.

First floor
A few stone steps and a wooden staircase leads to the first landing and here you will find one large light filled bedroom that could be split into two if you liked. The room features a large period fireplace surround.

There is a bathroom with a bathtub on this level. There is also a small room off the landing that could be an office nook or storage room.

Second floor
The wooden staircase continues to the top floor which has another large bedroom with its own en-suite bathroom. This bathroom has a walk in shower. The bedroom features an exposed stone walls and beams that add character to this already great room. A fantastic parquet floor gives the room a very warm feel.

Outside space
The courtyard style garden has been fully gravelled for low maintenance with some shrubs, flower beds and a fantastic climbing rose. A part of the wall has been transformed into a stone bench where you can enjoy a cuppa on a mild summer’s eve. The owners have also put a large wooden garden shed to one side which will store all your tools and a bike or two. Plenty of space to add some more greenery if you so wish.

There is nothing that needs immediate attention in this house as far as we can tell, so you can just come and bring your bags. There is no private parking but plenty of free parking all around so no worries there.

There is internet via ADSL and very soon via Fiber which is now being installed by Orange.

Chateauponsac is a good base to explore the rest of this part of the Limousin and France. A reasonable drive from the UK and within a few hours of other hubs like Bordeaux and Poitiers. The town has a supermarket, pharmacy, bakers and a café and is currently experiencing an influx of both French and foreign buyers seeking a change of pace. Limoges is still at commuting distance via the nearby A20.

You need to see this one quickly as properties like this one in Chateauponsac do not last long!
