A rare opportunity to purchase a medieval town house, full of character, in the heart of Nontron - a bustling market town with all the amenities, supermarkets, garages, hairdressers, bakeries, butchers, post office, swimming pool, library, schools (from kindergarten to starting Uni), and transport links to the cities of Angoulême and Périgueux.

These medieval houses are built into the hillside of the valley. Making them quirky and full of charm - but also making them more suitable to young couples/families. As this house is set over 4 stories, including the mezzanine. And the garden, accessed by stairs from the back door on the 3rd story of the house, boasts 3 more levels of beautiful terraces overlooking Nontron.

On entering this charming house you will find a fitted kitchen/diner with oak fronted units, a gas hob and electric oven.

Beyond this you will enter a hallway with a small bathroom off to the left-hand side. Moving forward there is an open pantry / utility area with plumbed in washing machine , and the hot water tank. There is a small WC under the stairs. Though absolutely fit for purpose, the bathroom would benefit from renovation - infact there is a great opportunity here to renovate this entire space to create a larger family bathroom should you wish to.

Moving up the ancient staircase to the 1st floor level, you'll find a large comfortable living room, with a beautiful Godin wood-burner, and character window continuing the charming theme. The living room is L shaped, with enough space in the back area to use for a dining room, or study area.

The 2nd floor level benefits from an open and airy large landing, currently used as a home office / dining area. From here you enter the bedroom which sits at the front of the house, with great views over the historic town of Nontron. To the back of the house there is an additional WC to the left, and a large storage area to the right on your way out of the back door. There is also a great possibility to renovate his storage area, perhaps to create another family bathroom should you wish it.

There is another staircase leading to a lovely large and airy mezzanine that overlooks the large landing below. Currently this area is used as a guest bedroom / creative space. As the mezzanine also benefits from a window looking out onto the garden space at her rear of the house, and is of adequate size, there is the potential to convert it to an enclosed bedroom if a second bedroom was needed.

The large terraced garden itself is accessed from the back door. The views across Nontron are stunning from this gorgeous suntrap. And garden maintenance is made all the easier with the fully serviced shed at the top the garden (water and electricity)

The house has the added benefit of mains drainage.

- About Historic Nontron en Périgord Vert

Ideally situated in the heart of the Périgord Vert, the Market town of Nontron has everything you could want from a big town, with all the charm of a small one.

You can walk to all the shops and amenities: restaurants, bars, boulangeries, butchers, grocery shops, green grocers, supermarkets, schools (from age 3 - 18) library, museum, galleries, art gardens, cinema, sports centre, health centre, dentist etc. There is even a swimming pool which is open all year round!

There are a couple of parks for young children in the town, one is next to the kindergarten, and the other is near the primary school and the library. There is a leisure lake (l'étang des Nouailles) about 30 minutes walk from the centre of Nontron, with a swimming lake and accrobranches activities for all ages (tree climbing and zip-lining etc). There are also lovely walks there and a snack bar on site.

Le Grand Étang de St Éstephe is a 10 minute drive away, it has a beautiful swimming lake, with free canoeing in summer, and two large children's parks, beach volleyball, a bmx bike track, lovely walks and beautiful countryside - there is a restaurant/bar on site.

Similarly, there is a leisure lake in St Saud about 25 minutes drive away - also with swimming and children's park areas, and a restaurant on site.

The Périgord Vert is also famed for it's fishing lakes, amongst other outdoor activities such as river canoeing, fabulous hiking and biking trails - all right here on your doorstep!

We are also celebrated for the fabulous gastromony! The Perigord Black Truffle is known around the globe, as are the wonderful cepes.. There are markets and celebrations dedicated to each. Local produce is always available from the many weekly markets; Nontron on Saturday mornings, Piégut-Pluviers on Wednesday mornings and Brantome on a Friday morning (and those are just my favourites!)

In the bustling summer months the markets take on a very festive atmosphere and there are also many evening 'Marchés de Producteurs de Pays' in this region. Think Farmers Markets... but then imagine the food being cooked for you and then everyone sitting down to eat together on huge communal tables! These are fabulous events and should not be missed, there is often music, and always a bar and locally produced wine and icecreams etc... Nontron hosts one of these events every Thursday Evening in July and August!
