Beautiful four bedroom townhouse in the middle of lovely Châteauponsac, called the Pearl of the Gartempe. Three bathrooms, lovely separate kitchen, dining room and formal reception room. Insulated attic space to develop further and a small terrace to enjoy a quiet drink on a summer’s evening. The house is double glazed, is on mains drains and has oil fired central heating throughout.
It could work well as a B&B given its central location and closeness to amenities such as supermarket, bakeries, pharmacy and hairdressers. Easy care house only 5 minutes to the A20 and 30 minutes from Limoges.
The town is experiencing an increase in sales of property and investment in the commune such as a new cultural centre are under way. Perched on a cliff overlooking the river and the fantastic Basse-Marche landscape of the Limousin. Read more ...
This house presents really well and instantly appeals. There is double glazing throughout and it are on mains drains. The roof is in good condition and has been insulated ready for someone to develop the attic into further rooms.
Ground Floor:
Walking into an entrance hallway you have a spacious lounge on your right with window onto the square in front. Double doors lead from here to the hallway and the fantastic oak staircase. Towards the other side of the house is a lounge / dining room with a fireplace, a separate kitchen overlooking the other side of the house and the small terrace.
First Floor
The stairs lead up to two large bedrooms of 15 and 29m2 respectively, one with a shower room and one with a bathroom. Both rooms have original oak floors under the current carpet.
Second floor
Another two bedrooms of 21 and 30m2 are located on this floor, one with a shower room and WC, and the other with a wash basin. Neither of these rooms is currently in use.
Attic
Fully and recently insulated, this space of approximately 40m2 is ready to be converted into living space.
The house is in good order but there is cosmetic work to be done to refresh the interior décor to your taste. The central heating system is located in a cellar underneath the house which is accessible from the road behind the house or through a small trap door on the terrace.
The department of Haute-Vienne is investing actively in this area and this is an opportunity to pick up a lovely building filled with character, whether it is as an investment or for permanent living.
Châteauponsac is a typical Limousin town of character. It is located in a naturally-preserved site which overlooks both the Gartempe and the Semme valleys. Places of interest include the church of St. Thyrse, the medieval quarter of les Moustiers with its ancient houses, and the Roman Way. In the heart of the old town, the former Benedictine priory houses a museum. The René Beaubérot ethnographic and archeologic museum has many exhibits depicting rural life in the Limousin in the 1900’s, along with archeological and Gallo- Roman artefacts. Numerous hiking paths will lead you to such unexpected oddities: a washhouse, and a bridge known locally as the «Roman» bridge for example.
