The house is on three levels as follows:
A gate from the village road opens to the communal lane leading down to the ground floor of the house.
To the left as you walk down is the small garden and gravelled patio – another perfect spot for outdoor eating. A second entrance door opens into the large kitchen/dining room.
The kitchen has fitted units, a lovely wooden original ceiling with exposed beams. As well as the fitted units the owners are leaving the island, hob, oven and the sink.
The floor has a vinyl covering and the owner believes that beneath that is the original wooden floor – this would make sense as the bathroom next to the kitchen has the original floor. The kitchen has underfloor heating.
The staircase is open in the kitchen and goes up to the first-floor hallway.
A door to the rear of the kitchen opens into a large bathroom with wooden floor, roll top bath, wash basin, wc and a shower.
Returning to the ground floor outside space, if you walk past the house to the left, there are wooden steps that lead up to the first-floor decking and entrance to the laundry room and 4th bedroom. Just to the side is a door into the garage (not suitable for a car) but used for storage. To the right of which is an open storage area under the decking above.
The main entrance is on the first floor of the house from the roadside. Entrance hall – Wooden ornate door with grill. Lovely original floor tiles and wooden paneling on the walls. Facing the door the original wooden staircase spirals up to the first floor and down to the ground floor accommodation.
Right is the salon with a Jotul wood-burning stove set in the corner with an original wooden mantel. The wood paneling continues in this room which has the beautiful old wooden floor and wall cupboard. Three wooden windows with ornate fixings and wooden shutters bring light into this relaxing room, two facing the small garden below and one the village road that passes the house.
Left is a second small living area, again with wooden paneling on the wall. This room would make a perfect music room, reading room or office. The main wood-burning stove is situated in this room and provides heating upstairs via gravity and a pump. The fireplace has a lovely old wooden mantelpiece. Again, this room has the beautiful original wooden floor.
A door from this living room opens into a WC/laundry room with plumbing for a washing machine, wc and wash basin. The original wooden floor passes through into this room also.
An exterior door leads on to the decked first floor walkway to the left of which is a door into the 4th bedroom. This room has an attractive exposed stone wall, an ornate Godin wood-burner, a window and patio doors that go out onto the private decked patio area with views across to the hillside and down to the river below. This is a perfect spot to take breakfast as the patio catches the morning sunshine – a perfect way to start the day. At night, the subtle noise from the river provides a relaxing end to the day.
The wooden staircase continues to wind up to the second floor hallway. Again, this level has wooden floors throughout in very good condition.
The hallway has a window with a shutter providing natural light.
To the right is a large bedroom (double bed and single bed) with a marble fireplace (decoration only). A connecting door opens into a shower room with window, shower, wash basin, and a radiator covered by an ornate wooden grill. The hot water cylinder is housed in the wooden built-in cupboard.
To the left there are two bedrooms both with doors leading out on to the long balcony which catches the sun from late morning onwards.
The first bedroom is bright with the door to the balcony and a window overlooking the village road.
The second bedroom currently has bunk beds and again the door opens out on to the balcony.
The staircase leads up to the insulated attic. There is insufficient height to use this space other than if you wish to board it for storage.
In summary, the house has a small garden and gravel patio on the ground floor, a decked patio overlooking the river on the first floor and a long balcony serving two bedrooms on the second floor.
The owners have lovingly retained many original features of the house which are beautiful including the mosaic tiled entrance hall floor, the exterior balconies and wooden ornate edging to the roof, wooden floors, paneling, windows, cupboards and doors. The marble fireplaces are for decoration only and depict the history of the region.
The house has red roof tiles which can be replaced easily should any degrade over time.
Aspet is a thriving and bustling village with shops, services, cafes and restaurants all within a 10-minute walk from the house via a lovely country lane. The square in the centre has outside seating and is where local residents and visitors meet regularly to catch up, have breakfast or a relaxing drink and watch the world pass by.
The twice weekly market in the centre of the village is popular with residents from neighbouring villages as well and a great place to meet up with friends and neighbours and to get to know what is happening locally such as fetes, concerts, exhibitions etc.
Aspet is one of the few villages to also have a large open air communal swimming pool. A perfect peaceful oasis of calm yet just a 5-minute walk from the centre of the vibrant village once more.
Toulouse international airport is only 1 hour away and the sub-prefecture town of Saint Gaudens with access to the A64 autoroute and train station is only 15km from the house.
In terms of outdoor activities, Le Mourtis ski resort is 30 minutes away and the village is surrounded by beautiful walks, cycle routes and countryside, it is a popular place to live with both French and International residents.
