Situated close to the ancient little square in the centre of the village, this 18th century traditional village house still has the original wooden floor, staircases, cupboard and fireplaces.

GROUND FLOOR

Marble steps lead to the original entrance door and into the ground floor with large flagstone in the corridor.

To the left is a good-sized room with window currently being used as wood and bike store.

To the right a large room with an old open fireplace with wooden surround used as a laundry and storage room. A door from this room leads into a spacious shower room with a bidet, WC, washbasin, shower try and with tiled floor and walls. Under the tiled floor is the drainage system installed in 2005/6. The bathroom is dated but functional.

At the end of the corridor under the stairs is a small storage cupboard.

FIRST FLOOR

The spiral staircase that goes up to the attic starts on this floor – the steps t this level are not original.

At the top of the staircase is a large open landing area with wooden floor and steps leading out to the spacious courtyard. A perfect place for relaxing and enjoying outdoor meals with friends and family.

Part of the courtyard is covered, giving shade on hot summer days and would be a perfect spot for an outside summer kitchen. There is a small abri for storing garden tools.

The landing has a door that leads into a beautiful living room, currently used as a dining area, with an ornate design on the wooden surround of the fireplace and the large cupboard to the left of the fire. A second large cupboard to the right of the fire provides lots of storage for crockery, books etc.

The wooden floor in this room is superb. There are two windows with shutters and, whilst facing another property the first floor is not overlooked at all as the neighbouring building has no windows.

A tv room (or office) with two windows leads into the spacious kitchen with wooden floor (covered) and two windows. A Rosiers wood burner sits in front of the wooden fireplace (behind) which heats the property. A gas boiler in the kitchen provides hot water.

The TV room and kitchen could be joined to provide a large kitchen/dining room with 4 windows giving lots of light.

SECOND FLOOR

Continue up the original wooden staircase with wooden banister to the second-floor landing. Halfway up the stairs is a window providing natural light.

Again, the landing is a large space with wooden floor and steps this time leading out onto the balcony overlooking the courtyard below and across to the first level of the garden.

Steps from the balcony through a door provide access to the gardens on 5 levels – each level smaller than the previous as they ascend up the mountain. The higher levels providing a different view of the village below and surrounding mountains.
There are two double bedrooms on this level.

The larger room has a wooden fireplace (décor only), 2 large wall cupboards, on either side of the fireplace. There is an old electric radiator and 2 windows with shutters.

The other double room has a wooden ornate fire surround (again décor only) and an original wooden floor, 2 windows with shutters. Again old electric radiator and a wall cupboard right of the fireplace.

There is a room, the same size as the TV room on the first floor which could be an office but could be changed into a large bathroom serving these two bedrooms. This piece has an original wooden floor and window with shutters.

GRENIER

Once again climb the original staircase that spirals up to the attic floor (with a window halfway up to provide natural light).

This level has two large bedrooms with old windows (that would need replacing)
The larger bedroom has a wooden floor, marble fireplace (décor only) and a trap that goes into the roof space.

The second double bedroom again has wooden floor and marble fireplace (décor only).

There is a room that is still just an attic space, this would make a beautiful bathroom serving the two bedrooms on this floor.

There is a piece/landing with a small window leading into the rooms.

So, as you can see from the 360 video tours, this house has massive potential but needs some love injecting now into it for it to fulfil its potential.

Potential work required:

• Electrics will undoubtably need attention

• Heating would benefit being changed into a more eco-friendly and economical system perhaps heating the hot water as well as all the rooms in the house.

• The septic tank is old being installed in 2005/2006

• The kitchen is functional but perhaps you would choose to replace it and perhaps knock the kitchen and TV room into a large space with lots of natural light

• There is just one bathroom on the ground floor, which is useful, especially if the other rooms on this floor are used as a workshop and outdoor equipment store/wood store.

• The house would really benefit from two bathrooms being added on the first and second floor serving two bedrooms on each level.

• The roof may need a revision to check for any damage or potential problem areas.

However, for the price advertised and the size of the house, 158 m2 habitable space, this is a fabulous project for anyone looking to renovate for either a family home or investment and holiday/permanent rental.

The building is in the heart of the Pyrenees in a beautiful historic village known as the 'Key to France' and famous for marble.
