If you are searching for a Béarnaise property with character, charm and business potential, look no further! This beautiful maison-de-maître already has a converted barn ready to welcome Bed and Breakfast guests in its five bedrooms - and plans for creating up to three gîtes and a function room have received initial approval, so the business potential for this property is huge! In addition, the rural location of the maison-de-maître with its magical views is ideal for hosting weddings and events - and its proximity to the Pyrénées, ski resorts, Pau and the Atlantic coast will ensure year-round demand for Bed and Breakfast accommodation from people visiting the wonderful Béarn and Basque Country... Dating back to the mid 17th century, this delightful maison de maître is in a fabulous countryside setting, with panoramic views of the surrounding countryside and to the Pyrénées beyond. The property comprises a stone manor house for the owners, an adjoining barn already converted into accommodation for Bed and Breakfast guests and two further barns, which could be converted into gîtes and a large function room, subject to planning permission.

Set around a courtyard, the buildings form a U-shape. To the left is the main house, which incorporates the converted barn. The owners' accommodation comprises a sitting room with a Béarnaise fireplace with a wood-burning stove and a kitchen/dining room on the ground floor; three bedrooms and a family bathroom (Italian-style shower, corner bath and WC) on the first floor; a mezzanine study/library area, a bedroom with a small dressing room, a smaller guest bedroom/office and a shower room with a WC on the second floor. NB: you may want to refresh some of the décor.

Adjoining the owners' accommodation is a huge barn, which has been converted into guest accommodation. The ground floor comprises a vast reception room (120m²) with a sitting area, dining area and games area for use by Bed and Breakfast guests. There is also a fireplace and a reception desk. This room has been used for hosting weddings, celebrations and events, as has the huge covered terrace adjoining this room (12m x 8m). The terrace is equipped with a barbecue and is perfect for enjoying alfresco breakfasts, long lazy lunches, aperitifs as the sun goes down and suppers beneath the stars!

The first floor of the converted barn has a separate entrance for two of the B&B rooms where the garden slopes up. A small terrace has been created for these guests to use. All five of the Bed and Breakfast rooms are spacious and sunny - and each bedroom has an en suite shower room with a WC.

The two remaining outbuildings are not yet converted, although there is a utility room/second kitchen in one of the barns.

The huge covered terrace adjoining the converted barn overlooks the two acres of wonderful gardens and grounds, which extend beyond the buildings to the west, east and north. At the far end of the grounds is a lovely swimming pool with a sun terrace - and next to the pool there is a gorgeous arbour offering shade if you prefer not to sunbathe. Complete privacy is guaranteed by the woodlands which enclose the grounds - and the panoramic views of the countryside and mountains are a delight!

This gorgeous property is located in the delightful Vallée d'Ossau, not far from the Pyrenean ski resorts at Eaux-Bonnes, Gourette, Artouste and Val d'Azun. As well as skiing, snowboarding and snowshoeing during the winter months, the resorts now have many mountain activities for holidaymakers during the summer months. For those who prefer watersports and the sea, the famous Atlantic beach resorts on the Côte Basque, such as Biarritz and St-Jean-de-Luz, are about 90 minutes away to the west. There are also swimming lakes - some with “beaches” - not far away from the property, along with exciting white-water rafting and canoeing on the rivers (Gaves) that flow through Oloron-Ste-Marie and Pau.

Ground floor:
- a sitting room with a Béarnaise fireplace with a wood-burning stove
- a kitchen/dining room

First floor:
- three bedrooms
- a family bathroom with an Italian-style shower, a corner bath and a WC

Second floor:
- a mezzanine study/library area
- a bedroom with a small dressing room
- a smaller guest bedroom/office
- a shower room with a WC

Ground floor:
- a huge covered terrace with a barbecue
- a vast reception room (120m²) with a sitting area, dining area, games area and a fireplace

First floor:
- a terrace
- five B&B bedrooms, each with an en suite shower room

- a two-story barn (2 x 80m²) with a garage and woodstore on the ground floor; a gallery on the second floor
- a two-storey barn (2 x 135m²) with a utility room/second kitchen and workshop on the ground floor; a completely open-plan space to convert into gîtes, for example, on the first floor
- a stable for donkeys
- a henhouse

Set in gardens and grounds of 2 acres (8365m²), the property has a swimming pool (10mx 5m) with a paved sun terrace, an arbour, a boules piste, a vegetable garden with a watering system, two ponds fed by a spring and numerous mature trees and shrubs, many of which are fruit and nut trees for making your own homemade jams and chutneys from apples, pears, figs, kiwis, raspberries, plums, hazelnuts, walnuts...

This wonderful property is ideal for running as a boutique Bed and Breakfast - and you can open up for business almost straight away since the five B&B rooms are already created (inclusion of furniture and equipment to be negotiated). If you would like to add some gîtes to your business, initial approval has been granted for creating three gîtes on the first floor of the larger unconverted barn (full planning permission necessary).

The stunning location makes the property ideal for hosting weddings and other large celebrations, as well as corporate events for local businesses and associations. The large ground-floor room in the converted barn and the beautiful covered terrace have already been used for events - and initial consent has been given for creating a function room on the ground floor of the larger unconverted outbuilding, where there is a small kitchen which could be converted into a professional kitchen, if desired. This would be a huge bonus when catering for large groups or when professional caterers are employed for weddings and special events.

Should the new owners wish to offer leisure activity holidays, these are very popular all year round. The expanding market for yoga retreats may be of interest, or holidays based around painting, photography, dance, music, theatre, gastronomy or wine-tasting would generate additional income – and when the weather’s perfect, the activities and workshops could take place outside in the beautiful grounds!
