Entering through gates into a courtyard between the main house and the gîte, you enter the house through a covered parking area (30m2) passing by the utility space (6m2) and WC (2m2) into a room (39m2), once used as a pressoir, with kitchen and fireplace with door out to a grass terrace. Continuing to the right, down a couple of steps, is another room (37m2) with large open fireplace which the owners have used as a games room and from where you can also access back out to a raised terrace in the courtyard. Back in the main ground floor room, stairs lead to the first floor and a double height living room (46m2), again with open fireplace. Off this room are four bedrooms. At the same level, off a corridor, the first bedroom (28m2) which is above the games room, has a large stone fireplace and ensuite shower room (5m2) with shower, hand basin and WC and dressing room (3m2). The second bedroom (33m2) is above the covered parking. This room is also used as an art studio because of the glass windows to the courtyard. It has an ensuite bathroom (5m2) with bath, hand basin and WC. This room has an exterior door leading to a staircase which allows independent access. Back in the double height living room, the two further bedrooms are accessed from separate staircases. Passing through the attached shower room (5m2) with shower, hand basin and WC, the third bedroom (21m2) sits above bedroom 1 and has a large cupboard. The fourth bedroom (39m2) above bedroom 2, can be used as a studio as it benefits from a small kitchenette and independent access. This also has its own bathroom (5m2) and dressing room (5m2).

You enter the gîte directly into a living room (36m2) with kitchen and fireplace. Off a hallway (6m2) is a shower room (4m2) with shower, sink and WC and two bedrooms (9m2 each) one which has access to a small courtyard. The gîte has its own entrance and cannot be accessed from the courtyard of the main house.

At the front of the main house is a grassed terrace where you can take advantage of the wonderful river views. There is more land set away from the property.

The property is on the edge of a village which is on the Loire à Vélo cycling route and sits amongst the vineyards and the châteaux of the Loire Valley. The beautiful town of Chinon with its medieval fortress is a 10 minute drive away. It has a railway station, all shops, services and restaurants and all the amenities you require. L’ile Bouchard, also 10 minute drive away, equally offers restaurants, shops and services. The cosmopolitan city of Tours is a 45 minute drive with TGV service to Paris (55 minutes) and an airport with regular low cost flights to the UK and other destinations. The north coast ferry port of Caen is a 3 hour drive away, whilst the tunnel at Calais is accessible in less than 6 hours.
