This original property of 100m2 plus 2 caves sits in a quiet corner in the heart of picturesque Le Praz, Courchevel.
Afew steps up to the entrance brings you to a good size porch area leading into a large open plan living space consisting of kitchen, dining, and seating areas with a separate WC.
Upstairs on the first floor there are 2 bedrooms, both with balconies and a hall space that could have a shower room added.
On the second floor there is a further bedroom with a balcony and a large sitting room with dual aspect views and a balcony. There is also a bathroom on this level.
This property is ready to live in and there are many options for alterations, some ideas could be to add a second shower room on the first floor, make a 4th bedroom on the 2nd floor, open up the windows to create an even more spectacular view of the Dent de Villard mountain and across the valley, or completely “flip” the house and have the top floor as a stunning open plan living space and 4 possibly en suite bedrooms on the other 2 floors.
Downstairs in the cave there are 2 rooms, the back room houses the granule heating system which gives underfloor and central heating plus hot water to the whole house. This system is cheaper than oil or electricity and gives an efficient, regular heat throughout the property. The front section of the cave is used for laundry and storage.
Le Praz sits at 1300m and is beautiful all year round. The property is within easy walking distance to the 2 ski lifts, one is the new, fast bubble lift directly to Courchevel 1850, the other a chair lift giving further access to the Courchevel ski area and onwards to Meribel and the 3 Valleys. There is also a short beginner drag lift and the possibility of sledging and a choice of runs bring you right back to the village, close to the house. There are snow canons to ensure maximum use of the ski season. There are also a range of pisted Cross country pistes starting near the house. Le Praz is also the start of the Millet or La Plume ski touring, randonée climbs to either 1850, or the top of Loze.
.A lovely lake sits at the edge of the village, it is frozen and used for ice diving in the winter, and fishing in the summer. The village has 6 great restaurants and 2 bars. These range from a pizzeria, sports bar, a vaulted atmospheric wine bar to 3 high level restaurants and a typical Savoyard restaurant. The village also has a supermarket, butcher, speciality cheese shop, bakers, and tabac/newsagents along with several ski shops. Also new to the village is a multipurpose building with parking, tourist office, lift pass office, library and conference spaces, aswell as an astroturf flootball pitch in the roof. The village is due to be the finish for the 2023 ski world cup race and the new piste “the eclipse” has been prepared especially for this not to be missed event.
The 1992 Olympic ski jumping took place here and the Olympic torch remains in the village and the 3 ski jumps are used for local children from the age of 6 to the international ski jumping competitions both in summer and winter.
There are many sporting events through the summer and activities for everyone and the fete de la madeleine in the centre of the village is the highlight of the summer calendar for the village where big tables are set out and locals dress up in their traditional clothes, play musical instruments and celebrate for the whole weekend.
Le Praz is beautiful all year round, In the summer there are gorgeous walks around the lake and village, in the forest to waterfalls or other nearby villages. In autumn the colour of the trees is just stunning. Slightly further afield you can climb mountains, visit lakes, market towns and other ski areas.
