Situated in a hillside location, the property is perfect for anyone searching for a very spacious family home or a luxurious holiday home in this super riverside market town. Visit quickly! Read more ...

Built in 1828, this unique property in Oloron-Ste-Marie has huge potential! Bought in 1987 by the current owner, an architect was brought in to convert the huge barn on the south side of the building into what has now become the main house, opening up the south façade to the sun and magnificent views of the mountains. And what was originally the main house is now a partially renovated guest cottage at the back of the property.

The interior of the main house is perfect for open-plan living. There is a huge stone fireplace in a cosy sitting area, a second area in front of the three large picture windows along the façade and a raised area ideal for dining and entertaining. To the west of the main room is a breakfast room and the kitchen, which could easily be enlarged by incorporating the breakfast room. A pantry behind the kitchen gives access to the triple garage. On the east side of the main room, a door leads through to the guest cottage. From the south-facing terrace, the property’s hillside location ensures unbroken views of the Pyrénées on the horizon.

Upstairs, a huge gallery-style landing overlooks the main room below. The first floor has four bedrooms, including a master bedroom suite with a nursery/dressing room, luxurious bathroom and separate WC. There is also access to a spacious loft, which could be transformed into more bedrooms.

The guest cottage, which still has its original fireplace and slate floor in the sitting room, is renovated on the ground floor, but still needs converting into accommodation on the first and second floors. Although this would require additional investment, there are no internal walls to demolish, allowing the new owner free reign to make the new rooms as large or small as they like. This is a huge advantage if the plan is to make B&B suites.

Located in Oloron-Ste-Marie, the property is close to Pyrenean ski resorts to the south and Atlantic coastal resorts to the west. All local amenities, including excellent schools, can be reached on foot, bicycle or using the town's free shuttle bus. There are also regular buses and trains to the surrounding towns and villages and to Pau. There is also a long-distance bus service (Flixbus) to Bordeaux, Toulouse, Spain and other European destinations. Local fêtes, markets and outdoor entertainments often take place in the attractive public park and the two rivers flowing through the town offer ample opportunities for fishing and water sports. Oloron-Ste-Marie is also known for its two cathedrals and the picturesque panoramic views from the Medieval hilltop area of the town.

THE GARDENS & GROUNDS

The property is set in gardens and grounds of 1.7 acres (6,880m²) planted with ancient trees and mature shrubs. There is more than enough room to install a large swimming pool and pool house in the south-facing lawn – and the views of the Pyrénées from the pool will be amazing!

THE POTENTIAL!

There are many excellent features which give this property so much potential. Although in need of some minor refreshing and redecorating, the main house can be moved into straight away, which would be ideal for anyone looking for a spacious family home in Oloron-Ste-Marie or in a location that’s within easy reach of Pau.

The guest cottage is ready to be converted into a luxurious gîte, but could equally be used for Bed and Breakfast suites, using the lovely room on the ground floor with its huge open fireplace for serving meals and as a communal sitting room. It would also be ideal for use as a function room/studio on the ground floor and Bed and Breakfast accommodation on the upper floors. Offering activity holidays might also be a possibility, such as painting workshops, yoga retreats or wine-tasting and cookery courses… Located in the centre of this touristy town, there is year-round demand for top-quality guest accommodation, both from tourists and corporate clients, and Tourist Offices throughout the Béarn are actively encouraging the creation of gîtes and B&B businesses throughout the region.

THE LOCAL AREA

Oloron Sainte Marie is in the Béarn, one of the ancient French provinces in the south-western Pyrénées. It is close to the Spanish border, Pau, Lourdes, the picturesque Basque Country and the Atlantic coast. Toulouse, Bordeaux, San Sebastián and Bilbao are all within easy reach. Founded by the Romans, the town lies on the pilgrim route the Chemin de St-Jacques de Compostelle.

Popular with tourists all the year round for hiking, mountain-biking, white-water rafting and fishing, the region also offers a range of winter sports (downhill and cross-country skiing, snowboarding and snowshoeing) with easy access to numerous ski stations. For those preferring beach-based activities (especially surfing) the famous resorts of the Atlantic coast are just an hour and a half away (Biarritz, Saint Jean de Luz, Hendaye, Hossegor...). There is also an Aeroclub for small planes and gliders in nearby Herrère.

The mairie and the two weekly markets of the medieval town of Oloron Sainte Marie are just a short walk away, as are local shops, restaurants and pretty riverside walks along the Gave d’Oloron. The town has recently been officially classified by the French government as a “ville active et sportive” and has many sporting facilities and cycle routes. There is also a free shuttle bus service for getting about.

Despite its relatively small size (population 10,000), Oloron offers an unusual number of cultural events and activities, both amateur and professional and its excellent and well-stocked modern médiathèque, set glamorously where the Gave d’Ossau and the Gave d’Aspe join to become the Gave d’Oloron, won its architect the prestigious Equerre d'Argent prize.

Film buffs might be interested to know that the town of Oloron Sainte Marie and several of the picturesque villages of the Vallée d’Aspe have recently been chosen as film locations, most notably for two French films ("Le Daim" and "I Feel Good") starring the Oscar winner, Jean Dujardin, and an English film, "Waiting for Anya" based on the Michael Morpurgo book set in France in the Second World War. Not only is the stunning, unspoilt countryside of the Béarn perfect for filmmakers, but enthusiastic locals are often encouraged to volunteer as extras to appear alongside the international film stars - next time, that could be you!
