If you want to become part of the local community this is a perfect house. It is in the centre of an active village, close to the local bar. Read more ...
This is an attractive terraced house with approximately 210m² of living space. It is in need of updating in some parts but the work that has been done so far appears to be of a high standard with quality fixtures and fittings.
You enter into an ENTRANCE HALL which then leads into the large family KITCHEN (28m²) which is at the front of house. It has plenty of fitted cupboards and a very decorative sink. It has tiled splash backs, tiled floor and exposed beams on the ceiling. Access to the CELLAR is from the kitchen.
The large LOUNGE (40m²) is accessible from the entrance hall. It is a very light and airy room as it is flooded with light from the 3 large patio style doors which look out onto the street. It has space for a log burner and an area has been tiled ready for this. The room has a nice decorative ceiling and has wooden laminate flooring.
Downstairs there is a BEDROOM (18m²) which again has nice laminated wood flooring plus it has a large storage area and a window over looking the back garden. This room is currently used as a down stairs bedroom but could easily become a STUDY or a PLAYROOM.
There is a BATHROOM (12m²) downstairs with a shower, WC and hand basin. The current owners have a washing machine in here too and use the room as a bit of a UTILITY ROOM. There is enough space for you to split the room into 2 to create separate areas.
From the rear of the Hallway you can access the Garden.
Going upstairs from the Entrance Hall there is an elegant ornate wooden staircase which has partly carpeted treads leading to the first floor. There is a WC plus there are four BEDROOMS (28m², 12m², 17m² and 30m²). One of which has an ensuite bathroom with a shower and hand basin.
There is a second staircase leading to the ATTIC ROOMS (64m²) These could be converted into further accommodation if required but at present are large empty spaces.
Outside there is a small enclosed GARDEN with a patio area which is mostly gravelled. There is not any off-road parking with this house, however there is a large public car park opposite.
The house is connected to mains water and mains drains. It benefits from solar panels that were installed in 2014 and are yielding the current owners approximately 1,800 euros per annum.
This is a nice house but it does need updating, finishing off and redecorating in parts. Viewing is definitely recommended to appreciate the size and proportions.
It is in the village of Mialet which is the heart of rural France in the north of the Dordogne. It is an active village with a small market on a Friday morning and lots of Fetes throughout the year. Currently it has a bar, restaurant, excellent butchers, doctors, newsagent, an infant school, a post office and a hair dressers. There are lots of swimming and fishing lakes close by.
The closest Airport to Miallet is Limoges which is approximately 45km away.
