With its distinctive architecture, this unique property has great potential! Built in 1851 as a coach house, the building was then used as a gatehouse for the neighbouring château, which was built alongside it in 1914. The house is currently divided into three separate apartments, but with seven bedrooms in total, the layout of the property could be reconfigured to create a wonderful family home or a luxurious Bed and Breakfast business, if preferred. Read more ...

This historic gatehouse is located in the grounds of a château, which was built in the early 20th-century by a famous opera singer who was born in the village. The current owner modernised the gatehouse in the 1980s and transformed it into three independent apartments. Many of the building’s original architectural features have been preserved, such as the grandiose pillars in the central coaching entrance, a dog kennel in one of the exterior decorative pillars and a hen house in the matching pillar opposite!

The property could obviously continue to be used as three apartments for holiday or long-term lets. Alternatively, the central coach entrance/garage on the ground floor of the building could be transformed into one or more reception rooms (or bedrooms) linking the two sides of the building to create a cohesive family home. The property would also be ideal for transforming into a Bed and Breakfast business, with plenty of private living space for the owner.

The east apartment (4 bedrooms) and the central loft apartment (1 bedroom) are both accessible from an anteroom on the ground floor, next to the central stable/garage area. A staircase in the anteroom leads up to the central open-plan loft apartment on the first floor above the coaching entrance/garage. There is also access from the anteroom down to the lower-ground floor where there is a boiler room, a wine cellar and a bar!

The east apartment also has a separate outside entrance, which opens into an entrance hall. Upstairs, the apartment has four spacious bedrooms, but one or two additional bedrooms or an open-plan master bedroom suite could be created by incorporating the central loft apartment into the main accommodation of the east apartment.

The west apartment has a separate entrance at the back of the house from a small, enclosed garden. This apartment has two bedrooms on the first floor and could equally have access to the central loft apartment, if desired. Both the east and west apartments have attic space above them.

The gatehouse is located in a small Béarnaise village close to delightful bastide town of Navarrenx. Navarrenx attracts visitors all year round, along with any pilgrims who are walking towards Spain and the Pyrénées along the Chemin de St-Jacques-de-Compostelle.

The Béarn borders the verdant Basque Country, which is just minutes away – and there is easy access to several Pyrénées ski resorts, lakes and rivers for watersports and numerous beaches on the Atlantic coast. The Medieval market town of Oloron-Ste-Marie is just a 19-minute drive away, where you will find numerous shops and a twice-weekly farmers’ market. If you have a family, you will be spoilt for choice for excellent schools in the area.

EAST APARTMENT:

Lower ground floor: wine cellar with a decorative wooden bar; boiler room; storage.

Ground floor: entrance through former coaching entrance/garage for three cars; main entrance hall with access to east, utility room, storage space and staircase to the central loft apartment; reception room; kitchen with a bread oven and stone sink; walk-in pantry; shower room

First floor: two bedrooms, one with en suite shower room; dressing room; WC

Second floor: two further bedrooms; one with mezzanine sleeping platform

CENTRAL LOFT APARTMENT:

Open-plan loft on two levels: kitchenette; bathroom; WC; storage

WEST APARTMENT:

Ground floor: entrance hall; reception room; kitchen

First floor: two bedrooms; shower room WC; access to a small attic

THE GARDEN

Currently, the property has two garden areas enclosed by a wrought-iron fence. The west apartment has a small garden at the back of the property; the east apartment has a garden with a pebble terrace area at the front of the building. From the front garden, there are lovely views of the château, the Gave d’Oloron and the surrounding countryside.

Should you be planning to use the house for holiday guests, the garden would be ideal or outdoor dining and serving breakfast in the morning.

THE POTENTIAL!

The advantage of this property is the flexibility of its layout. The new owner could rent out one or two of the apartments and live in the remaining one… or the whole house can be redistributed and transformed into a vast family home or a Bed and Breakfast business, with up to five bedrooms for guests and several more for the owners. Because the Béarn and the Pyrénées are very popular with tourists all year round, the demand for top-quality accommodation increases every year, therefore this historic gatehouse is bound to generate holiday bookings both in the summer months and the winter months.

THE LOCAL AREA

The Béarn is one of the ancient French provinces in the south-western Pyrénées. It is close to the Spanish border, Pau, Lourdes, the picturesque Basque Country and the Atlantic coast. Toulouse, Bordeaux, San Sebastián and Bilbao are all within easy reach.

Popular with tourists all the year round for hiking, mountain-biking, white-water rafting and fishing, the region also offers a range of winter sports (downhill and cross-country skiing, snowboarding and snowshoeing) with easy access to numerous ski stations. For those preferring beach-based activities (especially surfing) the famous resorts of the Atlantic coast are just an hour and half away (Biarritz, Saint Jean de Luz, Hendaye, Hossegor...)

If your interests are gastronomic, visit the daily markets throughout the Béarn and Basque Country to sample local delicacies, such as tasty Bayonne ham or fabulous brebis, which is a cheese made using milk from sheep. The famous “Ossau-Iraty” brebis can be bought direct from farms in the nearby Vallée d’Ossau, or you’ll find it at any of the farmers’ markets in the local towns and villages.

Film buffs might be interested to know that the nearby town of Oloron-Ste-Marie and several of the picturesque villages of the Vallée d’Aspe have recently been chosen as film locations, most notably for two French films starring the Oscar winner, Jean Dujardin, and an English film, "Waiting for Anya" based on the Michael Morpurgo book set in France in the Second World War. Not only is the stunning, unspoilt countryside of the Béarn perfect for filmmakers, but enthusiastic locals are often encouraged to volunteer as extras to appear alongside the international film stars - next time, that could be you!
