Built in 1708, this attractive village house is close to the centre of Précilhon - a typical Béarnaise village just five minutes away from the Medieval riverside town of Oloron-Ste-Marie. The current owners have created a comfortable family home which can be lived in immediately and without having to spend extra money on any renovation works.
High metal gates open into an inner courtyard, which has both sunny and shady areas throughout the day. A staircase from the courtyard leads up to a traditional Béarnais gallery under the eaves, which gives access to one of the four bedrooms and to the upper floor of the barn.
The ground floor of the house has a lovely open feel to it. The sitting room and dining room are adjacent to each other and a further room, currently used as an office, would make a downstairs bedroom if required. There is also a separate kitchen with a dining area. Upstairs, there are four bedrooms (three within the main house and one off the gallery) all of which have lovely views of the countryside.
Should you wish to enlarge the house or create some holiday rental accommodation in the future, the adjoining two-storey barn is large enough for creating a comfortable gîte and/or several Bed and Breakfast bedroom suites. The courtyard would be very useful for guests wishing to store bicycles or motorbikes, as well as skiing equipment during the winter months.
The centre of the Précilhon is a short stroll away from the house. The Medieval market town of Oloron-Ste-Marie is just a five-minute drive away, where you will find numerous shops and a twice-weekly farmers’ market. If you have a family, you will be spoilt for choice for schools in the area – and if you enjoy visiting the coast and the mountains, the farmhouse could not be better placed for reaching both coastal resorts and skiing resorts.
- a kitchen
- a huge sitting room
- a dining room adjoining it
- an office/study (also ideal for a downstairs bedroom)
- a shower room with a WC
- three bedrooms within the main house
- a bathroom with a WC
- a traditional Béarnais gallery outside
- a fourth bedroom accessed from the gallery
- access from the gallery to the upper level of the barn
The property has a two-storey barn which adjoins the house and overlooks the inner courtyard. Currently being used for storage, more living space for the house could easily be created in the barn, or it could be transformed into an independent gîte and/or Bed and Breakfast bedroom suites.
The pretty garden comprises flat, enclosed land of 533m² with a small shed - perfect for installing a swimming pool, a summer kitchen, a vegetable garden… The garden is actually across the road from the house, but this could be a major advantage should you wish to ensure that the swimming pool and garden are only accessible to children when accompanied by an adult for safety reasons. In addition, if you have holiday guests using the garden and pool, any noise they make will not disturb people in the house!
This cosy house is absolutely ideal for first-time buyers, a family with children or for a couple wishing to create some Bed and Breakfast bedrooms or gîte accommodation. A staircase in the courtyard leads up to the outside gallery, giving independent access to the fourth bedroom and to the upper floor of the barn, which could be very convenient for B&B guests to use rather than walking through the house to get to their rooms. The inner courtyard is also perfect for outdoor dining and serving breakfasts to guests in the morning - and the south-facing garden opposite is an excellent location for a swimming pool!
This area of the Béarn is extremely popular with tourists all year round. There is, however, a shortage of good-quality holiday accommodation for short and long stays, so if your dream is to create a holiday business, this house is very conveniently located for walkers, cyclists, skiers and day-trippers exploring the Pyrénées, but also for anyone wishing to visit Pau, Biarritz or Spain.
SERVICES & TECHNICAL
THE LOCAL AREA
Précilhon is in the Béarn, one of the ancient French provinces in the south-western Pyrénées. It is close to the Spanish border, Pau, Lourdes, the picturesque Basque Country and the Atlantic coast. Toulouse, Bordeaux, San Sebastián and Bilbao are all within easy reach.
If your interests are gastronomic, visit the daily markets throughout the Béarn and Basque Country to sample local delicacies, such as tasty Bayonne ham or fabulous brebis, which is a cheese made using milk from sheep. The famous “Ossau-Iraty” brebis can be bought direct from farms in the nearby Vallée d’Ossau, or you’ll find it at any of the farmers’ markets in the local towns and villages.
Popular with tourists all the year round for hiking, mountain-biking, white-water rafting and fishing, the region also offers a range of winter sports (downhill and cross-country skiing, snowboarding and snowshoeing) with easy access to numerous ski stations. For those preferring beach-based activities (especially surfing) the famous resorts of the Atlantic coast are just an hour and a half away (Biarritz, Saint Jean de Luz, Hendaye, Hossegor...).
Film buffs might be interested to know that the nearby town of Oloron-Ste-Marie and several of the picturesque villages of the Vallée d’Aspe have recently been chosen as film locations, most notably for two French films starring the Oscar winner, Jean Dujardin, and an English film, "Waiting for Anya" based on the Michael Morpurgo book set in France in the Second World War. Not only is the stunning, unspoilt countryside of the Béarn perfect for filmmakers, but enthusiastic locals are often encouraged to volunteer as extras to appear alongside the international film stars - next time, that could be you!
