Lovingly renovated by the current owner, this former presbytery provides both guest accommodation and owners’ accommodation, with further third-floor loft space still to renovate as desired! The guest accommodation comprises four Bed and Breakfast rooms, and three self-contained, one-bedroom holiday apartments. This arrangement ensures that couples, families and larger groups can be accommodated, ensuring year-round business. Additional income could easily be generated by offering evening meals. Visit quickly to avoid disappointment! Read more ...

Dating back to the 12th-century and rebuilt in a neo-Gothic style in the 19th-century, this former presbytery has been very tastefully converted into chic holiday accommodation, with a two-or three-bedroom private apartment for the owner on the second floor. There are currently seven guest bedrooms in total, variously divided into two one-bedroom apartments, a studio apartment and four Bed and Breakfast bedrooms.

The owner has beautifully preserved many of the original features of the building, in particular the very striking ogive doorways and windows, the decorative stone and metalwork around the windows, the gothic-style archways (some with doors) inside the house and the traditional studded entrance doors. There are also wooden staircases, exposed stone walls in some of the rooms and lovely wooden floorboards, many of which date back to the 16th century.

On the ground floor of the house, there is a large kitchen where B&B guests are served breakfast in the morning. There is also a spacious conference room, which could be ideal for hosting corporate events or leisure activities for guests. Also on the ground floor is a one-bedroom holiday apartment (kitchen, bedroom, shower room, WC), a walk-in pantry next to the shared kitchen and a huge utility room.

The first floor comprises the second holiday apartment (sitting room, kitchen, bedroom, shower room with WC), the studio holiday apartment and four bedrooms for Bed and Breakfast guests.

The owner’s private apartment is the whole of the second floor and comprises a delightful open-plan kitchen with a dining area, a sitting room, an office/study, a storage room and a bedroom with an en suite shower room. In addition, there is a fabulous art studio at the end of this floor with windows on three sides, which could be converted into further bedrooms, if desired. Finally, the third floor in the attic is currently only partially converted but could be used to create more accommodation or even for yoga retreats/dance workshops…

All the rooms have gorgeous views of the surrounding area. The outdoor dining terrace is perfect for serving breakfast to guests and could be used for dining in the evening, as well.

The property is located in the riverside spa town of Salies-de-Béarn, which is famous for its healing thermal spas, guaranteeing many visitors looking for accommodation all year round. The town is halfway between the lively cities of Bayonne and Pau and about two hours away from Bordeaux and Toulouse. If you fancy a day skiing, several Pyrénées ski resorts and the Spanish border are just over an hour away to the south of the property, or if a day on the beach in Biarritz or St-Jean-de-Luz is more your style, the Atlantic coastal resorts are just under an hour away. St-Jean-Pied-de-Port and pretty Basque farming villages are about 20 minutes away.

Ground floor:
- a vast conference room
- a kitchen/dining room
- a pantry
- a large laundry room
- a one-bedroom apartment with access both from the house and from outside, comprising one bedroom, a store-room, a bathroom and a kitchen/dining room
- a separate WC

First floor:
- four B&B bedrooms
- a bathroom
- a separate WC
- a two-person studio apartment
- an independent apartment, comprising a sitting room, one bedroom, a kitchen and a bathroom

Second floor (owners’ apartment):
- a sitting room with kitchen area
- a storage room
- two bedrooms
- a study/further bedroom
- a bathroom
- a vast, double-height artist’s studio

Third floor:
- a partially converted open-plan loft space of 75m²

The property currently has an outside dining terrace, but no garden, although it may be possible to acquire additional land to create a garden. The property is also opposite protected parklands, where many people enjoy walking, cycling or just relaxing in the sun…

This historic building still has so much potential! With delightful holiday apartments and Bed and Breakfast accommodation already created, the income you can generate immediately can be invested into any future projects you might have for the property. One obvious idea might be to change the layout slightly and create a stunning hotel, perhaps with a restaurant. Should you wish to make more guest accommodation, the third floor offers an extra 75m² of living space - or could be converted for use by the owner, freeing up the second floor for one or more additional apartments. The turnover could be increased considerably by offering evening meals, buffet lunches, packed lunch hampers…

Offering activity holidays could also be an option. Cookery and wine-tasting courses in the kitchen and conference room would be greatly appreciated – and the beautiful park opposite would be perfect for art courses! In addition, the property would be ideal for hosting exciting murder mystery weekends, fairytale weddings or corporate events. Whatever your plans, this property will be perfect for you…

Salies-de-Béarn is situated between two rivers – the Gave de Pau to the north and the Gave d’Oloron to the south, where you can enjoy picnics overlooking the river at Sauveterre-de-Béarn, or walk down to the river to go swimming or white-water rafting. If you enjoy walking, it is possible to join the Chemin de St-Jacques-de-Compostelle at Navarrenx as it heads south to St-Jean-Pied-de-Port.

You will find a good choice of supermarkets, bars and at least five good restaurants in the town. There is a twice-weekly market, along with a golf club, a tennis court and many cultural events throughout the year. For a much bigger choice of shops and amenities, the cities of Pau and Bayonne are not far. The area has many excellent schools, including an International School in Pau, which uses the UK curriculum, and universities at both Pau and Bayonne.
