Are you looking for an existing gîte business with the potential to expand it in the future? This property is absolutely perfect for anybody wishing to have an immediate income, with an eye to creating more rental accommodation in the future in the barn. The barn would also be perfect to convert into a function room/studio on the ground floor and Bed and Breakfast suites on the upper floor… Read more ...

Set amidst the foothills of the Pyrénées at the end of a pretty country lane, this beautifully maintained property guarantees you complete peace and tranquillity! Electric gates lead into a traditional gravel courtyard, with the farmhouse set at the far end and the detached barn and detached gîte to one side. The gîte also has an adjoining garage; the barn has an adjoining workshop. The gardens and grounds are a delight and have been planted with a selection of fruit trees and unusual shrubs and flowers - including three plaqueminiers (persimmons).

Built in 1719, the cosy, south-facing farmhouse has many original features, such as a food cupboard set in the stone wall of the kitchen, a stone sink and a fully functioning bread oven! With some reorganising of the layout of the ground floor, the utility room and storage room could be incorporated into a larger kitchen, if desired. Upstairs, one of the bedrooms has a washing area, making the installation of an en suite shower room possible.

The gîte, which has reversible air-conditioning, could also be slightly reorganised to create two separate bedrooms, or it might be possible to enclose the mezzanine area. Alternatively, the garage of 16m², which currently houses a freezer and a tumble dryer, could be used for creating an additional bedroom.

The barn, which dates back to 1878, has huge potential for future conversion. It comprises two floors, each of 100m², and has a lovely high ceiling on the first floor. Plumbing and electricity have already been supplied to the building and a sink and WC have been installed on the ground floor. An adjacent workshop of 14m² is perfect for storing garden furniture and equipment.

The property is located in the beautiful Béarn region in the “Vallée d’Ouzom”. The city of Pau is 30km north of the property – the Pyrénées ski resorts and Spanish border are 60km to the south. If you fancy a day on the beach in Biarritz or St-Jean-de-Luz, the Atlantic coastal resorts are under two hours away - and the pretty Basque farming villages with their distinctive white houses and dark red shutters are about an hour away.

- a sitting room
- an open-plan kitchen with a dining area, a traditional stone sink, an open fireplace and a working bread oven!
- a shower room with a WC

THE GÎTE (67m²)

Ground floor:

- a WC

First floor:
- a bedroom
- a mezzanine used as a bedroom
- a shower room with a WC

The property is surrounded by enclosed grounds of 2,570m², which have been beautifully planted with mature trees and shrubs. There is space for installing a small swimming pool, if desired, or the area currently used for a boules piste could be replaced by a long pool for lengths! There is also a summer kitchen with a barbecue and lots of shady spaces for outdoor dining.

There are many advantages to this lovely property. The gîte has an existing income, which could be supplemented by the new owners offering evening meals. The barn could be converted into two gîtes or several Bed and Breakfast suites. It would also be ideal for using as a function room/studio on the ground floor and Bed and Breakfast suites on the upper floor. Offering activity holidays, might also be a possibility, such as painting workshops, yoga retreats or wine-tasting and cookery courses…

The nearby village of Arthez-d’Asson has a small grocery store, restaurants, bars and a post office. The larger towns of Asson and Nay are easily accessible from the village and alsohave a good choice of supermarkets, restaurants and bars, as well as weekly farmers’ markets. For a much bigger choice of shops and amenities, the city of Pau is about 30 minutes away.

The area has many excellent schools and children are transported to school by bus if they go to school away from the village. There is also a regular bus to Pau, which leaves from nearby Asson and passes through Nay.

The village is in the Vallée d’Ouzom, which extends to the Spanish border in the Pyrénées, where you can ski at Val d’Azun and Gourette. You can also catch a small open train at Artouste to travel high up into the mountains. The GR10 is accessible at Gourette and it is possible to join the Chemin de St-Jacques-de-Compostelle at Arudy to follow the main route from the Medieval market town of Oloron-Ste-Marie.
