Are you a budding actor, musician, artist or chef? Are you looking for a property with enough room to continue your artistic or culinary interests? This huge house is in an excellent town-centre location, with boulangeries, shops, bars, restaurants and schools all within easy walking distance. As well as the theatre space, the house has five bedrooms, with room in the attic to create several more bedrooms, if desired. Visit quickly! Read more ...

Built in 1821, this characterful town-centre property has huge potential! It already has 278m² of living space, including five spacious bedrooms on the first floor, but several further bedrooms could be created in the semi-converted attic. The original 19th-century floorboards and open fireplaces have been incorporated into the contemporary renovation of the house – and many quirky, artistic features have also been added by the current artistic owners, such as the stage in the room used as a theatre. Much of the furniture and the theatre and music equipment is available for the new buyer to purchase separately if required.

The layout of both floors is extremely flexible, depending on what the new owners would like to use the property for. Being in a central location, Bed and Breakfast accommodation would be easy to create as would a separate gîte in one half of the house. With a stylish décor and furnishings, the new owners would be able to attract tourists during the summer and skiing seasons, but there is undoubtedly a demand for overnight accommodation for corporate clients during the week all year round. There is also constant demand for accommodation from pilgrims walking the Chemin de St Jacques de Compostelle en route to Navarrenx and St-Jean-Pied-de-Port.

Outside, there is a large courtyard at the front of the house, shaded by a lovely mature tree. At the back of the house, there is a small walled garden with a dining terrace. Both these areas would be ideal for serving breakfast to Bed and Breakfast guests and could be planted with delightful flowers and shrubs to make them resemble traditional cottage gardens!

The property is located in the riverside town of Salies-de-Béarn, which is famous for its healing thermal spas and annual salt festival. The town is halfway between the lively cities of Bayonne and Pau and about two hours away from Bordeaux and Toulouse. If you fancy a day skiing, several Pyrénées ski resorts and the Spanish border are just over an hour away to the south of the house, or if a day on the beach in Biarritz or St-Jean-de-Luz is more your style, the Atlantic coastal resorts are just under an hour away. St-Jean-Pied-de-Port and pretty Basque farming villages are about 20 minutes away.

Ground floor:
- two separate entrances
- a large reception room (currently being used as a theatre) with a stage area and a fireplace
- a summer room
- a study/office
- a studio
- a storage room

First floor
- a sitting room
- a kitchen
- 5 bedrooms
- a bathroom
- a WC
- access to semi-converted loft space large enough for as many as four additional bedrooms and a bathroom

- a small courtyard at the front of the house
- a small garden with a terrace at the back of the property

With two separate entrances, it would easy to divide this property into two self-contained units, one of which could then be used as a gîte. Alternatively, the whole house could be used to create a stylish Bed and Breakfast business, with plenty of space for the owners to have a private living area.

Of course, the new owner could continue to use the downstairs as a small theatre, not just for performances, but also for workshops and courses. It would also be ideal for using as a music or art studio for weekly courses or cultural activity holidays, with Bed and Breakfast accommodation upstairs. The main reception room could also be transformed into a restaurant, a bar or a even a teashop, with extra seating at the front and the back of the property.

Salies-de-Béarn is situated between two rivers – the Gave de Pau to the north and the Gave d’Oloron to the south, where you can enjoy picnics overlooking the river at Sauveterre-de-Béarn, or walk down to the river to go swimming or white-water rafting. If you enjoy walking, it is possible to join the Chemin de St-Jacques-de-Compostelle at Navarrenx as it heads south to St-Jean-Pied-de-Port.

You will find a good choice of supermarkets, bars and at least five good restaurants in the town. There is a twice-weekly market, along with a golf club, a tennis court and many cultural events throughout the year. For a much bigger choice of shops and amenities, the cities of Pau and Bayonne are not far. The area has many excellent schools, including an International School in Pau, which uses the UK curriculum, and universities at both Pau and Bayonne.
