Anybody hoping to find a fantastic-value Bed and Breakfast business should visit this property quickly! The current owners offer Bed and Breakfast in five bedrooms, which all have en suite bathrooms and use of a guest kitchen and dining room. Alternatively, this part of the accommodation can be rented out as a gîte of one to five bedrooms. The owners themselves have two bedrooms, as well as a delightful open-plan living area in a contemporary extension to the main house. In total, the property has seven bedrooms and could easily be transformed into a spacious family house. Read more ...

Located in a bastide village in the foothills of the Pyrénées and just over an hour from the Atlantic coast, this charming 18th-century property has huge potential! The house has three floors, a recently built extension, a conservatory, a pretty garden and two dining terraces.

The current layout of the house is perfect for Bed and Breakfast guests. On the ground floor, there are two guests bedrooms, each with an en suite shower room (one with a luxurious spa-syle bath as well), a guest kitchen with a dining area and access to an outdoor dining terrace and the garden. When guests are staying, the owners use a separate entrance through the garage.

A central staircase leads up to the first floor, which has a third B&B bedroom with an en suite shower room – the fourth and fifth B&B bedrooms are on the second floor. The fourth bedroom has an en suite shower room and the fifth bedroom has a bathroom with a bath and a separate shower.

The owners’ private accommodation comprises a bedroom, a conservatory, a utility room and a private WC on the first floor of the main house, along with a private kitchen above the garage and an open-plan sitting room/dining room, a master bedroom and a shower room in a modern extension at the back of the property. The owners also have a terrace for their own use.

The property is located in a typical bastide village in the Vallée d’Ossau, famous for its river (the Gave d’Ossau) and the local sheep’s cheese, “Ossau-Iraty”. The city of Pau is 20 minutes to the north of the property – the Pyrenean ski resorts and Spanish border are to the south. If you fancy a day on the beach in Biarritz or St-Jean-de-Luz, the Atlantic coastal resorts are under 90 minutes away, as are the pretty Basque farming villages with their distinctive white houses and dark red shutters.

Ground floor:
- an entrance hall
- a guest kitchen with a sitting room/dining room
- one guest bedroom with an en suite shower room
- a second guest bedroom with an en suite bathroom with a spa-style bath and a separate shower
access to an outdoor dining terrace and the garden

First floor:
- a third guest bedroom with an en suite shower room
- a private bedroom for the owners
- a utility room
- a WC

Mezzanine floor:
- the owners’ private fitted kitchen

Second floor:
- a fourth guest bedroom with an en suite shower room
- a fifth guest bedroom and en suite bathroom with a bath and a separate shower

Modern extension (owners’ private accommodation):
- a master bedroom
- a shower room
- a vast open-plan sitting room/dining room for the owners’ use but also used for serving breakfast to B&B guests
- access to a private outdoor dining terrace

- a lovely garden with space for a small swimming pool
- a dining terrace for B&B guests
- a private dining terrace for the owners

One huge advantage this property has is that the new owner can take over this holiday business straight away! The area is extremely popular not only with tourists who love to ski in the nearby Pyrenean ski resorts, but also with walkers during the rest of the year who love to walk in the hills and mountains. The Train d’Artouste and Lourdes are great for visitors, as is the Pic du Midi d’Ossau.

To expand the business, the new owners may well be able to attract business clients looking for charming, good-value accommodation during the week. Evening meals and even packed lunches/picnic hampers for walkers could also be extremely profitable. For an extra feel of luxury, the garden has more than enough room for a small swimming pool or a hot tub, as well as a summer kitchen area for barbecues!

A good choice of supermarkets, restaurants and bars can be found in the village and in the surrounding area - and the town of Arudy has a market every Tuesday and Saturday. For a much bigger choice of shops and amenities, the city of Pau is about 20 minutes away.

The area has many excellent schools and children are transported to school by bus if they go to school away from the village. There is also a regular bus to Pau, which leaves from Gourette, a mountain village to the south. There is also a university at Pau.

The property is in the Vallée d’Ossau, which is named after the Ossau river, the Gave d’Ossau. The valley extends to the Spanish border, where you can ski at Gourette, or catch a small open train at Artouste to travel high into the mountains. The area is also known for its sheep’s cheese, Ossau-Iraty. The GR10 is accessible at Gourette and it is possible to join the Chemin de St-Jacques-de-Compostelle at Arudy to join the main route at the Medieval market town of Oloron-Ste-Marie.
