This up and running business is very well situated in the centre of Abjat sur Bandiat. This is a popular village with a year round clientele, in addition to the influx of tourists staying in the gites, campsites and hotels of the surrounding area. Anyone driving through the village sees the restaurant, which is situated in a pretty square next to the village church.
A sunny terrace in front of the restaurant with 30 covers is a great spot for eating out. There is ample car parking. The kitchen, storage and cold rooms have been recently updated and are fully compliant with the current regulations. All the necessary equipment for running a restaurant is included in the sale - kitchen appliances and cookers, cookware, table ware, glassware, tables, chairs... the list is long! The total assets of the business are well over 100,000 euro’s at cost.
Entering the restaurant from the terrace, there is a cosy bar with several tables. This again, has been updated and a modern till system put in place to pass orders directly to the kitchen. Heading through into the spacious dining room, which has space for 50 covers. To one side is a further dining room, which is currently unused. To the other side there is a side room and then male and female toilets. To the rear of the dining room is the second bar, not currently in use. Behind this is the kitchen, cold room and storage areas. The kitchen has all the modern equipment that would be expected, with plenty of working and storage space, a cold room, boiler room, linen room and the back hall with separate exterior access. Back in the front bar, there are stairs leading to the first floor.
On the first floor the current owner has created a 2 bedroom self contained owners apartment including living/dining room, bathroom with shower, 2 bedrooms and a fully functional kitchen.
The building was run as a hotel in the past and could relatively easily be renovated to do so again. There are 4 rooms on the first floor in addition to the 2 bed owners apartment, most of which are plumbed, plus two shower rooms. The layout lends itself to the creation of 4/5 boutique rooms. The first floor central hall has doors to the rear onto a first floor terrace, which looks over a pretty public park area, used by the local Boule club. This has an exterior spiral staircase for private access and to one side is a one bed staff apartment. This apartment has recently been completely refurbished and comes with a kitchen / living room, central shower and WC and a bedroom.
There is a large attic which extends over the whole surface of the building and could be converted to create extra rooms. The electrics on the ground floor have, for the most part, been completely renewed. If not replaced, they have been checked by an electrician. To future proof against potential use of the building as a hotel, the relevant wiring for fire alarms has been put in place. The electric on the first floor have again been completely replaced. The property is on mains drainage and can use either its certified well water or mains, this generates huge savings for the restaurant. Abjat sur Bandiat also benefits from a very good internet connection with download speeds in the restaurant of around 20 Mb/s. Additionally included in the sale, there is an attached second house, requiring total renovation, but could be an attractive property on three floors.
