This house has an unpretentious exterior, but the wow factor comes from the setting as you approach, and inside the house itself is beautifully finished, luxurious, and every detail is of the highest quality, with a truly glorious view of the river Vienne from every room. Doors open from the kitchen and hall on to the terrace, where the pergola offers a sheltered haven where you can eat, drink and dream. The garden is generous, with an in-ground, heated swimming pool, and the property includes the field running down to the banks of the river where there is a jetty for fishing, swimming or messing about in boats. The house is double-glazed and has under-floor heating throughout. You can have the luxury you are used to, and walk out with your coffee or a glass of wine, to enjoy the wonderful view and the sound of birdsong, the river and the wind in the trees.

In addition to the house there is a workshop, a barn, two garages and a small house to renovate, that could provide an income as a gite. Read more ...

The entire house has been renovated to an incredibly high standard. You come into a hall (17m²) which has a Poitevin chimney piece on one wall with a wood burning stove and opposite a glazed door to the terrace and a further window, both overlooking the gardens which lead down to the river. The kitchen/dining room (32m²) is a fantastic family room with a great deal of character designed to be used, not just admired. The kitchen has a lovely range of hand-made fitted units including an enviable island, with integral electric oven and hob, fridges, freezer, loads of cupboard space, a beautiful plate rack and stunning granite worktops. To top it all off there is an Aga in the huge fireplace. At the other end of the kitchen is room for a large table and chairs for the whole extended family to enjoy lovely meals.

Beyond the kitchen is the sitting room (36.5m²) which is a light, bright and airy room with windows to both sides (three windows overlooking the river) and an inglenook fireplace at the far end. The floor is engineered oak laid over the under-floor heating and the exposed beams have been sand-blasted and waxed.

At the other end of the ground floor is a further sitting room (17.5m²) or could be a ground floor bedroom with it's own private shower room with a huge powerful shower, basin and loo. There is also a fully equipped utility room with Amtico flooring, oak units topped with granite, the same as in the kitchen. There is a separate entrance to the front (with an interior door to prevent draughts) off the utility room, making it possible to create a small apartment here.

Upstairs: The stairs bring you into a carpeted corridor which leads to the bedrooms - the Master bedroom suite being at the far end. This is a huge bedroom with windows on three sides making it really light. There are more, lovely, old waxed beams, and a range of fitted wardrobes. The en-suite bathroom is expansive with a roll-top bath in the centre giving the best view over the river. Next door is a double bedroom with old beams, and a low window looking out over the river. Then there is a family shower room with bathroom fittings all sparklingly new and of the high quality which is characteristic of the whole house. Another double bedroom with beams, a fitted wardrobe, and a low window over-looking the river. The terrace, with its fine wooden pergola, runs along the whole of the main house, overlooking the terraced garden and the swimming pool, with the river in front of you and idyllic countryside on either side.

The house is beyond a small hamlet which means you are private but not completely isolated, and at the end of a road which offers you the view as you approach.

The property is situated between Availles Limouzine and L’Isle Jourdain, both towns on the banks of the Vienne with shops, bars, cafes, and all amenities. The airports of Limoges and Poitiers are approx. one hour away with flights to eg London, East Midlands,& Bristol and the TGV from Poitiers offers links to Paris, Lille and the Eurostar or down to Bordeaux and Biarritz.
