Have you ever dreamt of owning a vineyard in France or running wine-tasting holidays? If yes, contact me quickly to arrange a visit because this working vineyard with its fabulous shabby-chic Béarnais manor house and its adorable interior courtyard is bound to be snapped up! Read more ...

Built in the 18th century, this lovely manor house perfectly complements its centuries-old vineyard, which is well-known locally for its excellent vintage wines. Although in need of restoration and renovation works, the manor house is a delight! Particularly stunning is the interior courtyard which is surrounded by buildings on five sides rather than four, giving the impression of being round rather than square. And since this area is also popular with holidaymakers, its unconverted outbuildings could be used for creating holiday accommodation, such as Bed and Breakfast rooms or gîtes. Holidaymakers might even pay you for the privilege to pick your grapes!

Most of the building’s original 18th-century architectural features are very much in evidence and two of the six bedrooms are in the porche which sits above the main entrance. The property will need renovating and redecorating, but it is perfectly habitable now while you get to grips with your vines.

This property is situated in south-west France in the delightful Béarn region. The Atlantic beach resorts are about an hour away to the west and the Pyrénées ski resorts are under an hour away to the south, as is the Spanish border. The city of Pau, the Medieval riverside market town of Oloron-Ste-Marie and the verdant Basque Country are all under 30 minutes away; Toulouse and Bordeaux are just over two hours away.

Ground floor:
- an entrance hall
- a huge sitting room with a fireplace
- a large dining room
- a kitchen
- a small additional room which could be used to extend the kitchen

First floor:
- six bedrooms, two of which are over the porche
- a shower room and WC

- a pretty charpente with sufficient headroom to create about 80m² of useable space

The outbuildings form three sides of the interior courtyard, the porche the fourth side and the house the fifth. One of the outbuildings is a working chai and another houses the pressoir. The remaining outbuildings are perfect for converting and transforming into additional living space or for creating holiday rental accommodation, such as Bed and Breakfast rooms or gîtes.

The 14ha estate comprises roughly 8ha of AOC vineyard, 2ha of fields and 4ha of woodland.

1.7ha of the vineyard is currently planted with 100% bio AOC white grape varieties (mainy Gros Manseng, Petit Manseng and Corbut) and 26a is planted with Tannat for the rouge de Béarn. The annual harvest normally produces 5000-7000 bottles of wine, which are sold for 10€ or more per bottle, almost exclusively to private clients who come directly to the vineyard.

A further 6.3ha of the vineyard is currently in pasture but is eligible for 100% bio AOC status.

Quite apart from the wine business, there is much demand for high quality holiday accommodation in the Béarn. The property’s outbuildings could be transformed into self-catering gîte accommodation or Bed and Breakfast suites - and the interior courtyard could be used for outdoor dining. Other ideas might be to use the building for a restaurant or a wine bar, or for hosting events such as wine-tasting courses weddings, celebrations and even corporate events… This is your chance to truly fulfill your French dream, as well as earning an income from a well-established business!

The Béarn is easily accessible from the Pau, Biarritz and Tarbes-Lourdes airports, and the area is well served by regular train and bus services. Many of the local towns and villages have weekly markets, as well as many lively bars and restaurants to choose from.

The area also has many excellent schools and the collège-lycées offer a range of studying options (some in English), including the chance to specialise in theatre, dance, sports… and even horse riding.
