Though on a fairly main road good double-glazing in a thick stone facade does the job well and we enter into a large bright kitchen/dining room of 23m2 a pleasing room with well fitted kitchen; a lounge awaits with a charming fireplace backing up the central heating; an unusually shaped room with doorway out to the large conservatory and courtyard garden overlooking the river; a peaceful haven therefore, in all weathers; a showeroom and WC complete this floor, not forgetting the 20m2 garage with its stairs to the upper floor.
On the 1st & 2nd floors we find 4 comfortable bedrooms all around 12m2, all bright airy rooms , nicely decorated with real parquet floors and reasonable views. The WC on the top floor is a bonus. If another showeroom is missing here we come back to the space above the garage. At present a large (24m2) workshop leading to a newly made bedroom of 16m2 with an en-suite showeroom and WC, this over the lounge below.
In all a deceptively spacious and comfortable home at an extremely reasonable price
To note: for the workers amongst us there is the possibity of buying the huge workshop next door; 150m2 of useable workspace, this could be a huge bonus; please ask....
The house is in easy walking distance of all conveniences, shops, restaurants, banks etc. Labastide-Rouairoux has a weekly market as does the nearby town of Saint Pons de Thomieres which is the capital of the beautiful Haut Languedoc regional nature reserve and whose settlement dates back to the Stone Age as proves its museum of Prehistory. Labastide also boasts a textile museum having been the most important textile town in the region apparently because of the purity of its river water. A little further afield the vineyards of the Minervois can be reached within a half hours drive, and the Mediterranean beaches in an hour and a quarter. The property is equidistant from Carcassonne and Beziers airports at around the same amount of drive time, Toulouse and Montpellier airports being a little further (1h45mins)
